The Company is headquartered in New York City and has business operations and satellite offices worldwide.OVERVIEW:IAC seeks an experienced individual to manage Facilities Operations for our headquarters. Designed by renowned architect, Frank Gehry and completed in 2007, our world-class headquarters is located in the vibrant Chelsea neighborhood of New York City. From our complex BMS and HVAC systems to breakthrough technology (including, the world's largest high-resolution video wall in our sought-after ground floor event space), our ideal candidate is fastidious regarding all facets of building management. The ideal candidate will be a self-starter who will hit the ground running by bringing knowledge and ideas to the table. The Facility Operations Manager is responsible for assisting a wide range of support functions and activities relating to building systems, maintenance and services, and facility budget control. You will play a crucial role in ensuring our building is exceptionally maintained and seamlessly operating. RESPONSIBILITIES:Over-see all maintenance programs relating to the interior and exterior of the property. Ensure that all site-specific documentation and reports are completed accurately and filed appropriately.Manages the cost-efficient and timely management of facilities functions as they pertain to trades and service providers for the day-to-day operations and maintenance management.Respond positively and promptly to requests from building tenants and occupants. Oversee facilities work order system tickets, through completion, to constantly assess tenant and occupant needs and to ensure problems are being resolved promptly.Assist with managing annual building operations and facilities budget.Code and process monthly invoices.Maintain all 3rd party vendor relationships, including janitorial, food service, landscape services, maintenance, etc.Assist Director, Facilities with space planning of corporate offices, including working with corporate and business units to understand growth, manage restacks and evaluate storage needs.Work closely with the Corporate Events department in the management of all in-house and third-party events; including the scheduling, set-up and building support requirements for these events.Assist Director, Facilities with managing special projects for facilities and building operations inclusive of implementation of new technologies.Manage vendor COIs to keep insurance up to date.Assist in ensuring compliance with local, state, and federal regulations; and maintain up-to-date building documentation and certifications.Conduct thorough walk-throughs of the facility on a daily basis for appearance, non-functioning equipment, and other discrepancies within the space.Provide 1:1 support and spot check floors and team throughout the day. Maintain procedures and guidelines to improve efficiencies for facilities, mailroom, and internal events operations.Operate with a sense of urgency to correct issues that impact our employee population.Must be available during off-hours to respond to building emergencies.KEY COMPETENCIES:Technical ProficiencyBuilding Systems & OperationsProblem-solving and decision-making abilities to address complex facility management challengesIMPORTANT EXPERIENCE:Minimum of 7 years' experience in facilities management & operations, including all facets of property operation and building management with at least 3 years in a supervisory role.Experience with critical system environments, computer-based building control systems, mechanical and electrical systems operations, and maintenance. CMMS/Work Order Management experience preferred.QUALIFICATIONS: College degree and/or advanced degree. Industry certifications preferred.Experience managing variety of staff including custodial and engineering.Ability to effectively communicate complex processes and recommendations.Knowledge of mechanical and electrical engineering principles.Proficiency in Microsoft Office Suite products, CMMS, Angus, Automated Logic, BMS.Experience in Facilities Projects; estimating, scheduling, general contracting, sub-contracting, risk assessment/management and project closeout.Leadership and proficient verbal and written communication skills with the ability to communicate with all levels of internal and external team members.Proven ability to multi-task, problem-solve and manage time, individually and across teams.Outstanding organizational and follow-through skills.Self-motivated with excellent time-management skills. Able to respond quickly and effectively to any scenario.Monitors and maintains mechanical and Life Safety systems including HVAC, Electrical, Plumbing, Fire Safety Systems, elevators and emergency power.Salary Range: $115,000-$130,000The base salary range above represents the anticipated low and high end of the salary range for this position. Actual salaries may vary and may be above or below the range based on various factors including but not limited to work location, experience, and performance. The range listed is just one component of IAC's total compensation package for employees. Other rewards may include annual bonuses, and short- and long-term incentives.
