JOB SUMMARY:
Performs routine tasks, normally repetitive in nature, required to effectively sustain a peak level of cleanliness and neatness of the property's physical appearance and curb appeal.
DIMENSIONS:
Responsible daily for picking up and cleaning the entire community exterior including amenities and common areas using company-supplied materials and equipment and following manufacturers directions for same. Ensures peak appearance of the property exterior at all times. Provides non-technical support to other on-site staff positions. This is a line position with indirect impact on company funds.
ESSENTIAL DUTIES:Cleans and picks up trash from around trash dumpster, ensuring a clean and tidy appearance at all times.Cleans and arranges furniture and trash receptacles in pool area(s). Possesses pool operators certificate. Tests chemical level of pool water on daily basis and checks to maintain proper chemical balance. Follows manufacturers directions for use of company-supplied materials and equipment.Cleans and maintains club facilities in an orderly, presentable and decorative fashion.Maintains cleanliness of office and all other amenity and common area facilities assuring general cleanliness of grounds, laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, recreational areas, etc. May perform exterior building light checks and assist with repairs and replacement of same.Thoroughly cleans out vacated apartments designated by supervisor and prepares same for make-ready and re-renting, including carpet repairs, dyeing and shampooing as needed.Incorporates both safety and customer service in the performance of all job duties.Maintains consistent and punctual attendance record.Performs other reasonable duties as assigned.SCOPE:
The majority of decisions are made by incumbents supervisor or Property Manager and required duties are delegated to incumbent for implementation, using standard levels of productivity established by the Property Manager in consultation with the Executive Director of Operations. The incumbent has no authority that is not specifically delegated from the Property Manager.
RELATIONSHIP WITH OTHERS:
Has contact with on-site management and office personnel, other service technicians and residents of the property. Participates fully in staff meetings and designated company training programs.

The incumbent must be customer service oriented and genuinely support and promote good resident relations and service staff and residents.
PHYSICAL/MENTAL REQUIREMENTS:
The Housekeeper position requires the following physical and mental capabilities to be performed:
Constantly (66% to 100% of the time)
Being on foot, bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing or pulling, reaching above shoulder height, grasping, gripping, turning, lifting and carrying 1-25 lbs items, performing general and detail observation, working outdoors in all conditions, working at above ground height, using finger dexterity, operating equipment or tools, following instructions, reading and/or comprehending manufacturer and product label directions, communicating with other staff members, and using adequate vision and mobility.
Frequently (33% to 66% of the time)
Observing things clearly beyond an arm's reach, lifting and carrying of items weighing 25-75 lbs
Occasionally (1% to 33% of the time)
Working outdoors in all conditions and driving vehicles.
