Entitlements Analyst

Job Overview:Vaco is seeking an experienced and detail-oriented Entitlements Analyst to join our clients Operations Department. The successful candidate will take ownership of the entitlements and due diligence processes for new projects, ensuring their feasibility and compliance with regulatory standards.Key Responsibilities:
Due Diligence and Feasibility:
Lead physical and financial due diligence for potential acquisitions, assessing site suitability and financial viability. This includes analyzing zoning, utilities, impact fees, environmental factors, and market data.Entitlements Process:
Oversee the entitlement process, including securing zoning and government approvals. Coordinate with legal, land planning, and engineering consultants, and liaise with city staff, neighbors, and relevant parties.Construction Plan Approval:
Manage the submission and approval process for construction plans. Work closely with engineering teams and local authorities to ensure compliance and timely approvals.Tax Appeal Management:
Oversee property tax appeals, conducting research, preparing applications, and representing the company in appeal hearings.Project Cost Control and Analysis:
Review third-party engineering plans, optimize lot yield, and control costs for each development. Maintain historical cost data to support future budgeting and planning.Qualifications:
Education:
Bachelor's degree in Urban Planning, Engineering, or a related field.Experience:
3-5 years in entitlements, planning, or a related area.Certifications:

the individual's skill sets, experience and training;licensure and certification requirements;office location and other geographic considerations;other business and organizational needs.
With that said, as required by local law, Vaco believes that the following salary range referenced above reasonably estimates the base compensation for an individual hired into this position in geographies that require salary range disclosure. The individual may also be eligible for discretionary bonuses.
