Job Title: Vice President of Asset Management

Location: San Antonio, Texas or Remote

Job Overview:

Lynd is seeking an experienced and dynamic Vice President of Asset Management to oversee a portfolio of more than 10,000 affordable and market-rate units. The ideal candidate will possess deep expertise in affordable housing management, with significant experience managing Housing Assistance Payments (HAP) contracts and HUD regulations. The candidate will also have a proven track record of managing distressed properties and driving operational and financial improvements. This role requires travel to oversee property sites, ensure compliance, and optimize performance.

Key Responsibilities:

Portfolio Oversight: Oversee the performance of 10,000 affordable and market-rate units, ensuring optimal financial and operational performance.

Budgeting & Financial Analysis:

Develop and implement annual operating plans, including lease objectives, operating budgets, and capital expenditure plans.Conduct cash flow analysis, budget planning, and variance analysis to ensure financial targets are met.Review financial and operational statements to identify opportunities to optimize property operations.Affordable Housing Expertise:

Manage affordable housing properties in compliance with regulatory agency, lender, and investor requirements.Ensure adherence to HAP, HUD guidelines, and Low-Income Housing Tax Credit (LIHTC) programs.Supervise all aspects of HUD/Tax Credit/ADHP/HOME/Bond compliance, including REAC/UPCS inspections, file audits, certifications, and occupancy reviews.Ensure properties maintain proper fractions and set-aside requirements and handle resident re-certifications and supportive services.Lead property marketing efforts and maintain availability with housing authorities per HUD's Affirmative Fair Housing Marketing Plan (AFHMP).Investor & Stakeholder Relations: Respond to requests for information from investors, capital clients, and other stakeholders, ensuring transparency and accountability in property performance.Compliance & Risk Management:

Oversee property compliance with federal, state, and local regulations, particularly HUD and Tax Credit programs.Ensure properties pass all audits and inspections, addressing deficiencies promptly and maintaining full compliance with affirmative marketing standards.Prepare for and respond to HUD/State Monitoring Agency reviews, ensuring timely correction of findings.Team Leadership:

Lead and mentor asset managers, property managers, and analysts to improve performance and ensure accountability across the team.Travel:

Regularly travel to property sites (monthly), conduct inspections, and ensure compliance with all property management regulations.Affordable Housing Duties and Responsibilities:

Operate properties in strict compliance with regulatory agencies, lenders, and investor compliance requirements.Ensure resident files, certifications, and re-certifications are completed accurately and timely.Lead efforts to pass file audits, physical inspections, and management and occupancy reviews.Comply with affirmative marketing standards, maintaining the AFHMP HUD 935.2 and marketing to relevant agencies.Oversee lease and lease renewal practices, ensuring compliance with HUD guidelines and property income restrictions.Supervise all new and renewal lease documentation, including annual certifications and re-certifications.Coordinate supportive services programs with social services providers, ensuring proper documentation and resident support.Handle recordkeeping and reporting responsibilities in accordance with HUD/TC/ADHP/HOME/Bond regulations.Qualifications:

Knowledge of NSPIRE and MOR inspections/process.Bachelor's degree in real estate, Finance, Business, or a related field preferred but not required.Minimum 15 years of progressive experience as an asset manager in the affordable multifamily sector.Extensive experience with Housing Assistance Program (HAP) vouchers and deep knowledge of HUD regulations.5+ years of experience in affordable housing property management, overseeing financial and operational results, and ensuring compliance with site-specific programs.In-depth knowledge of Project-Based Section 8 rules, Tax Credit/AHDP/HOME/Bond policies, and HUD 4350 guidelines.Strong experience working with distressed properties and implementing turnaround strategies.Familiarity with HUD Secure Systems, including TRACS, IMAX, and EIV.National Affordable Housing Management Association Certifications (NAHP, COS, etc.) preferred but not required.Strong financial acumen and experience optimizing large property portfolios.Excellent organizational, analytical, and communication skills, with a hands-on approach to problem-solving.Fundamental knowledge of construction rehabs and the ability to manage and oversee renovation projects.Ability to travel frequently for site visits and compliance monitoring.
