Team Fishel, the Best Choice in Utility Engineering, is hiring a Title Agent for our Hampton, VA office.The Title Agent researches all available documents and real estate related activities necessary to create a permanent parcel file to support Right of Way acquisition. The agent will also aide in additional research necessary to protect property rights while negotiating favorable terms to various land and Right of Way related agreements secured on behalf of customers, including the acquisition, relinquishment and modification of easements, fee land purchases, franchise and permit rights, encroachments resolutions and settlements of damage claims among other land and Right of Way related negotiations.Job Duties
Identify land/property ownership from public records.Research, review, and analyze titles; identify defects and outline curative.Potentially negotiate the acquisition of right of way and other property interest/rights, as necessary to accommodate the construction, operation, maintenance of customer facilities in such a manner to minimize problems, issues, or litigation.Secure civil permits necessary for the construction and maintenance of customer facilities.Review, prepare, analyze, and interpret all land and right of way related agreements, deeds, easements, leases, permits, licenses, etc.Serve as liaison between internal departments, customers, developers, cities, counties, etc., in support of right of way activities.Resolve encroachment, damage claims, landowner complaints and inquiries at a minimal cost to the customer.Requirements
Bachelor's degree from a four-year college or university and/or equivalent industry related Right of Way work experience.Knowledge in all aspects of Right of Way, including project management, acquisition, title, permitting, due diligence, public relations and community outreach. Extensive background in full title searches, curative title and experience in commercial real estate research is preferred.A satisfactory driving record as determined by the Company and a current, valid state issued driver's license are mandatory.Position Responsibilities
Plan for and conduct negotiation meetings with property owners and their representatives to acquire easements, property acquisitions and/or access rights necessary for the clients' projects.Produce and review required documentation to secure necessary approvals for the project installation.Work with title, survey, design and construction to coordinate preferred paths and methods of installation for access, construction and maintenance.Read, interpret, and explain project plans.Produce and maintain accurate landowner contact records for parcel files.Enter information into a project management system to track the completion of tasks in support of the project.Competencies, Skills, and Abilities
