Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $50,000 - $60,000 plus bonus potential. Eligible to participate in the company benefits plan. Compliance Director – Affordable HousingPOSITION SUMMARYAs a Traveling Certification Specialist of an affordable housing asset, you are primarily responsible for protecting, maintaining, and enhancing the value of the community. This is accomplished by effectively assisting the onsite team with completing initial and annual certifications. This includes, but is not limited to, ensuring compliance with program documents, LIHTC and HUD regulations federally, TDHCA and TAA requirements in Texas, etc.RESPONSIBILITIES

(Including but not limited to)Must be willing to travel up to 95% of the time.Demonstrate a positive, professional, and client-oriented attitude about the company with team members, residents, clients, and the public.Assist the communities with tenant files (initial and annual recertification) to ensure timely and accurate completion.Conduct regular onsite audits consisting of sampling tenant files to ensure compliance with program documents, financing restrictions, LIHTC requirements, HUD Regulations, TDHCA Regulations, and TAA requirements.Produce and deliver regular summary reports regarding policy application, procedures, and rules by staff members.Ensure files are maintained properly, kept secure, and confidential.Observe general operations of properties while in the field, in accordance with all HUD guidelines and regulations, TDHCA regulations, and other governing entities.Compose correspondence, reports, and memoranda for assigned management.Attend regular training regarding programs with financing restrictions.Provide technical support to on-site Property Managers and other staff of assigned properties in the preparation of compliance-related forms and documents.Bring non-compliance issues to the attention of Supervisor and initiate corrective actions.Other duties as assigned.QUALIFICATIONSBachelor’s degree; Business, Accounting, Finance, or related field preferred.4-6 years’ experience; property management and real estate experience preferred.Exceptional attention to detail.Excellent verbal and written communication skills.Analytical, resourceful, detail-oriented, and knowledgeable of affordable housing.Ability to interact effectively with prospects, residents, peers, and management.Knowledge of current compliance programs, rules, and regulations.Thorough knowledge of HUD, LIHTC, TDHCA, TAA, tax-exempt bond, and other affordable housing programs.Strong working knowledge of Microsoft Word, Excel, and Google Suite.Ability to embody the Cardinal Culture and Cardinal Core Values every day.WORK ENVIRONMENTThe work environment characteristics described here are representative of those a Team Member encounters while performing the essential functions of this job.
