North Carolina Land Acquisition - Charlotte
Caruso Homes is actively seeking a dynamic individual to join our Land Acquisition team. The ideal candidate will be independent, assertive, and self-confident, with a strong sense of urgency and the ability to thrive in a fast-paced environment. The job focuses on developing new ideas, systems, and technology, while also analyzing and improving existing ones. A high level of expertise is expected, along with the ability to spot and correct errors. Work must be executed accurately and swiftly, always aiming to achieve goals and ensuring the highest quality from co-workers and subordinates.The ideal candidate's interest and energy should be primarily on the work at hand, with minimal inclination for small talk or social involvement. Responsibilities:
Develop and implement strategic plans for land acquisition in alignment with organizational goals.Identify potential land acquisition opportunities.Conduct market research to identify trends, demand, and potential areas for development.Analyze market conditions and property values.Assess the suitability of potential land for development.Conduct due diligence on selected sites, including zoning and environmental considerations.With the input of a financial analyst prepare financial analyses and feasibility studies for potential land acquisitions.With the input of a financial analyst evaluate return on investment and cost-benefit analyses.Negotiate land purchase agreements with property owners and stakeholders.Structure deals to optimize terms and conditions.Ensure compliance with local, state, and federal regulations related to land acquisition.Communicate with property owners, sellers, and relevant stakeholders.Address concerns, negotiate terms, and maintain positive relationships.Collaborate with development teams, architects, and engineers to ensure the feasibility of projects.Coordinate the acquisition process with various departments.Identify and assess potential risks associated with land acquisitions.Develop and implement risk mitigation strategies.With the assistance of local/in-house counsel, prepare and review legal documents, contracts, and agreements related to land acquisition.Ensure accurate and comprehensive documentation.Qualifications:
Bachelor’s degree in Real Estate, Business, or a related field.Several years of experience in land acquisition, real estate development, or related roles.Previous experience managing land acquisition projects.Strong financial analysis skills and ability to conduct feasibility studies.Familiarity with real estate investment metrics.Strong negotiation skills with the ability to structure favorable deals.Knowledge of local, state, and federal regulations related to land acquisition and development.Excellent communication and interpersonal skills for stakeholder engagement.Project management skills to oversee land acquisition projects.Understanding of legal processes and documentation related to real estate transactions.Strong analytical and problem-solving skills.Ability to adapt to changing market conditions and project requirements.What We Offer:
