This position provides overall administrative direction for several projects and assumes responsibility for the overall project performance including costs, schedule, quality, and project status. This position involves subcontract negotiations, liaison with owners and partners, engineers and sub-trades, and management of the technical and financial aspects of the contract.Assist with solicitation of subcontractor proposalsDevelop site plans to facilitate execution of construction means and methodsMaintain excellent relationships with owner, partner, architect, consultants, subcontractors, and publicDigital drawing red-line updates and managementLiaise with authorities and regulatory agenciesAssist with establishing project reporting proceduresAssist with development and monitoring of the project schedule and budgetEstablish construction plans and engineering methodsAssist with negotiating and issuing of subcontracts and major purchase orders including the development of scopeWriting, tracking, and following up on RFI's and SubmittalsReviewing submittals and shop drawings for general conformance with contract documentsUnderstand and enforce contractual responsibilities, contract documents and provide dispute resolutionAssist with managing and reviewing change orders, including negotiating, processing, and assessing cost and schedule impactsQualifications:
Computer knowledge and efficiency, including Microsoft Office productsThorough understanding of the industryStrong written and verbal communication skillsGood math/accounting skillsStrong management skillsFunctions effectively as part of a teamAbility to develop or maintain relationships with clientsExhibits strong leadership qualitiesAbility to maintain discretion and confidentiality at all timesDependabilityExcellent time management and organizational skillsStrong decision-making/problem-solving skillsEducation and/or Experience:
A Bachelor's degree in Construction Management, Construction Engineering, Civil Engineering, or equivalent degreeExperience with RFI's, Submittals, and Contract AdministrationExperience with Project Scheduling and BudgetingUnderstanding of the Bidding ProcessLeadership, problem-solving, organizational ability, customer service, and communication skills are requiredPreferred Experience:
Experience in Multi-Family Unit ConstructionExperience with Project Management Software including Microsoft Project, Procore, or similarExperience in Commercial ConstructionMust provide documentation for eligibility to work in the United States.Must be able to travel to project locations across the US.Our accomplished team and vertically integrated configuration has produced more than 200 successful multifamily, charter schools, and special-use projects throughout the US, representing over $1.5 billion in asset value.
