The primary role of the Multifamily Project Manager is to plan construction projects and oversee progress in a timely and cost-effective manner. The Project Manager is responsible for the overall budgeting, organization, implementation, and scheduling of projects.
Direct supervision of construction projects from inception to completion.Assess bid plans and craft scopes of work for subcontractor bidding.Complete project permit application and submit for permitting.Secure necessary permits and licenses.Manage project finances, including budget review and expense tracking.Complete contracts for subcontractors to be reviewed and executed through company process.Coordinates with Superintendent to oversee all onsite and offsite construction to monitor compliance with building and safety regulations.Verify and review submittal management, i.e., log, submittal packages, and distribution.Utilize management software (e.g., Procore) to organize and monitor projects.Complete and update the project schedule as the project progresses.Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations.Monitor material tracking and inventory.Manage change order processesRun weekly site meetings with site staff.Maintain required OSHA, ADEM and other required site logs.Ensure adherence to all health and safety standards and report issues.Manage requisitions - compile & review, submit to owner, track payment, approve subcontractor payments.Facilitate project closeout procedures.Generate internal and external reports.Provide leadership, oversight, and overall responsibility for the timeliness, completeness, and quality of multiple construction projects.Skills / Qualifications:
High School Diploma or GED Equivalent required.Bachelor's degree in construction management or related field preferred.At least 3 years of multifamily construction experience in a Project Manager position strongly preferred.Familiar with construction processes and procedures.OSHA 30-hour course completion card.Strong analytical, problem-solving, and organizational skills are necessary. The ability to identify issues/deficiencies, record, and monitor items through completion are critical to job site success.Knowledge of programs such as Microsoft Office, Excel, Project (or other scheduling software).Experience with Procore or similar software.Highly skilled in communication, organization, teamwork, attention to detail, time management, interpretation of contract documents, layout, conflict of resolution, and craft knowledge.
