Supervisor- Mechanical MaintenanceJOB DESCRIPTIONGilbert Unified School DistrictPurpose Statement:The job of Supervisor - Mechanical Maintenance is done for the purpose/s of supervising the HVAC, electrical and plumbing department installations, repairs, alteration and maintenance of the mechanical equipment within the district; planning maintenance services that ensure a safe and positive learning environment; and maintaining adequate staffing to ensure objectives are achieved within budget. The Mechanical Maintenance supervisor will implement/oversee and monitor energy projects to ensure energy conservation measures are being maintained and utilized efficiently.Essential FunctionsAdministers maintenance budget for the purpose of ensuring that allocations are accurate and funds are maximized.Analyzes maintenance requirements for the purpose of determining immediate and long term maintenance needs to ensure that students and staff are safe, making recommendations, and maximizing use of available funds.Assists other personnel for the purpose of supporting them in the completion of their work activities.Collaborates other district personnel and outside vendors for the purpose of providing information necessary for making decisions regarding maintenance requirementsComposes a variety of documents (e.g. rep orts, memos, letters, procedures, manuals, etc.) for the purpose of documenting activities, providing written reference and/or conveying information.Informs personnel regarding procedures for the purpose of providing necessary information for making decisions, taking appropriate action and/or complying with established fiscal guidelines.Maintains a variety of information, files and records (e.g. preventive maintenance program, time/material costs, contracts, budget, inspections, personnel records, etc.) for the purpose of providing an up-to-date reference and audit trail for compliance.Monitors air conditioning and HVAC maintenance requirements (e.g. emergency generator system, hot water boilers, exhaust fan systems, motors, control panels, etc.) for the purpose of ensuring that work is performed within required time frames, at reasonable cost and in accordance safe work practices.Prepares various reports and budgets (e.g. training materials, time & material costs, inventory reports, etc.) for the purpose of providing guidance and /or recommendations to Administration.Re commends policies, procedures and/or actions (e.g. future HVAC equipment, personnel needs, etc.) for the purpose of providing information and/or direction that ensures efficient operation of maintenance programs and regulatory compliance.Responds to emergency situations for the purpose of resolving immediate safety concerns.Supervises maintenance activities and assigned personnel (e.g. schedules, evaluates, trains, recommends hiring, etc.) for the purpose of ensuring department functions are performed efficiently and in conformance with required safety and regulatory standards.Job Requirements: Minimum QualificationsSkills, Knowledge and AbilitiesSKILLS are required to perform multiple, technical tasks with a need to periodically upgrade skills in order to meet changing job conditions. Specific skills required to satisfactorily perform the functions of the job include: operating standard office equipment including pertinent software; planning and managing projects; preparing and maintaining accurate records; organizing and communicating in formation and concepts; and operating equipment used in air conditioning and HVAC maintenance.KNOWLEDGE is required to perform basic math, including calculations using fractions, percent, and/or ratios; read a variety of manuals, write documents following prescribed formats, and/or present information to others; and analyze situations to define issues and draw conclusions. Specific knowledge required to satisfactorily perform the functions of the job includes: low temperature repairs; chilled water; air quality; gas fired equipment; voltage; central plant operations; HVAC equipment and low pressure boiler; and electrical/plumbing mechanical blueprintsABILITY is required to schedule a significant number of activities, meetings, and/or events; collate data; and consider a wide variety of factors when using equipment. Flexibility is required to work with others in a variety of circumstance s; analyze data utilizing defined but different processes; and utilize equipment under a variety of conditions for multiple purposes. Ability is also required to work with a significant diversity of individuals and/or groups; work with a variety of data; and utilize a wide variety of types of job-related equipment. In working with others, independent problem solving is required to analyze issues and create action plans. Problem solving with data requires analysis based on organizational objectives; and problem solving with equipment is moderate to significant. Specific abilities required to satisfactorily perform the functions of the job include: adapting to changing work priorities; meeting deadlines and schedules; setting priorities; working under time constraints; working with constant and sustained interruptions; and communicating with diverse groups.
ResponsibilityResponsibilities include: working under limited supervision using standardize d practices and/or methods; directing other persons within a small work unit; and monitoring budget expenditures. Utilization of some resources from other work units is often required to perform the job's functions. There is a continual opportunity to impact the Organization's services.
Working EnvironmentThe usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; frequent climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally the job requires 20% sitting, 30% walking, and 50% standing.
