About this role:

The Maintenance Service Manager leads a team of 15 technicians and supervisors servicing 106 properties (and growing), ranging in size from 1 to 50 units totaling over 1600 residential apartment homes throughout San Diego County.

Supervisory accountability and motivation are key components. We are looking for a leader who will bring insight to developing efficient and effective business processes while emphasizing customer service. Responsibilities include, but are not limited to, the general maintenance of the properties we manage, expense control, and adherence to preventive maintenance as well as requisite state and federal safety programs. The successful candidate will be capable of exercising independent judgment, executing and developing solutions to problems, and diplomatically implementing decisions made by management.

This is a Full-Time position. This position offers an hourly wage of $38.00 - $42.00/hour. Hours to be Monday through Friday. Position does require on-call after hours for maintenance emergencies. As a full-time employee you will also receive Benefits (medical, dental and vision) + 401k + 2-week vacation pay + holiday pay.

Summary

This is a leadership role. The successful candidate will have a strong service-orientation and will be responsible for meeting the company's customer service and property maintenance obligations, due both to the company's clients and to its residents. He or she will work closely with their team members and will be responsible for their work product. This requires close coordination with Urban Properties leadership, portfolio managers, leasing agents and on-site community managers.

Essential Duties and Responsibilities include the following. Other duties may be assigned.Perform or through their team, have performed all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance.Perform appliance, electrical, HVAC, limited plumbing, pool, custodial, and carpentry work as necessary.Ensure exterior curb appeal of community and cleanliness of grounds.Assist in requisite pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.Maintain high standards of resident service and relations.Ensure that residents are provided with a clean, safe, well-maintained community.Ensure that apartments when vacated, are rent ready within 3 to 5 days.Maintain accurate inventory control of tools, equipment and supplies. Ensure team members use all personal protective equipment as assigned and instructed.Lead by example: team members are required to carry back belts, goggles and gloves in their possession at all times during work hours. Dust masks and hard hats must be readily available.Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, ensure that residents are so notified.Ensure that the company's monthly preventive maintenance directives are adhered to, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage checks.Ensure the team has knowledge of locations of gas, electric, irrigation, and water shutoffs across the portfolio, and that individual technicians are familiar, within their assigned portfolio, with the all apartments, apartment fixtures, their shutoffs, and sewer cleanouts.Assist and ensure team assists in performing timely and comprehensive apartment move-in and move-out inspections.Monitor the team's requisite knowledge of the current condition/status of all vacant units.Recommends measures to improve methods of operations, performance, safety and quality of service.Suggests changes in working conditions and use of equipment to increase efficiency of the department, or work crew.Performs on-call emergency service as required.Assists the Managers on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.Interprets company policies to team members and as appropriate to contractors working on-site, enforces safety regulations.Ensures administrative compliance among team members with all timekeeping, mileage tracking and reporting requirements.Understands and ensures the team complies with fair housing regulations, requirements and associated company policy.Adheres to Sunrise Management's Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data sheets on all hazardous materials chemicals utilized on site and ensures team members are familiar with the risks, directives and precautions detailed therein before using the associated products.Ensures regular and timely communication to Management, noting any maintenance problems or health/safety concerns or deficiencies.Represents Sunrise Management in a professional manner.Maintains a positive businesslike attitude and neat, clean, dress (including Sunrise Management issued work shirt) and appropriate grooming.Other Duties and Responsibilities include the following. Assist in promoting Sunrise Management.Attends and participates in training seminars as requested.Assists other staff members as needed.Delivers various communications to residents as needed.Attends and assists in setting up for resident functions and activities.Performs other duties as assigned.What you'll need: Experience, Qualifications and/or Special Skills desired.
