Job Description
Zendesk is hiring a talented project manager to lead the construction management of our global offices. The ideal candidate has experience in project management and construction of commercial interiors in the technology sector. This person is passionate about various aspects of office interiors; office architecture, interior design, signage package, furniture, hospitality and workplace technology. This role will manage a 3 year rolling pipeline of capital projects around the world. Project locations include; Austin, Manila, Pune, Berlin, Lisbon, Mexico City, and more.
Primary Responsibilities:
Work closely with the Global Real Estate team to lead, own and manage large capital projects for Zendesk worldwide.Experience managing construction TI projects from $1M - $10M++ ROM.Hire and partner with CM/PM's to locally deliver TI projects in active markets.Appoint top A+D firms to support the Design/Build construction of new offices and expansions globally.Negotiate general construction contracts to build our new facilities around the world.Develop partner relationships with our Capital Projects Team which includes members of Creative Design, regional Workplace Leads, IT Infrastructure, Global Safety & Security, procurement and other key project stakeholders.Partner with Real Estate & Workplace Leads to develop and document the program vision for new offices, develop timelines and kick off projects with Capital Projects stakeholders.Develop the SOW, issue RFP, and manage the selection and procurement of furniture identified by the local project team, Architect and Creative Director.Manage dealer relationships globally, develop regional & global standards for systems furniture, open line, ancillary and COM furniture.Work with the real estate team to distill financial analysis, demographic research & business strategy into presentation materials for internal/external use.Track capex budgets, benchmark future projects and develop forecast modelsDevelop and track master project schedules for multiple concurrent projectsManage document libraries; active projects, project close-outs, O+M manuals, budgets, etc.Issue PO's for A+D services, CM/PM consulting, furniture & large asset orders.Partner with Treasury, and F&S to present cash flow projections, process GMP payments and change ordersSupport the process for annual capital budgeting and long range planning, forecasting capital projects for 2020 - 2024. June - August review process.Some involvement with M&A transactions related to real estate acquisitions, and consolidationsPartner closely with: Finance, Treasury, Procurement, Legal, IT, Security, Creative and Workplace teamsQualifications
Demonstrated accountability to successfully lead and manage project delivery from program concept to substantial completion is a critical requirement for this role.Minimum 5-7 years of relevant experience (ie commercial real estate, construction management, project management, management consulting)Knowledge of AIA contract docs, Design/Build and GMP contracts.Ability to issue RFP's for project managers, A+D firms and GC's using fair bidding practices.Strong quantitative, analytical and financial modeling, forecasting, capital planning experience (e.g. calculating capital expenditure budgets for leased properties)Experience and understanding of California building code, Title 24, ADA complianceExcellent written and verbal communication skillsAdvanced skills in MS Project, Google Docs, Sheets, Slides, Calendar, Drive, Box, SlackBachelors and/or Masters Degree in Architecture, Engineering, Finance & Accounting, Construction Management
The US annualized base salary range for this position is $106,000.00-$158,000.00. This position may also be eligible for bonus, benefits, or related incentives. While this range reflects the minimum and maximum value for new hire salaries for the position across all US locations, the offer for the successful candidate for this position will be based on job related capabilities, applicable experience, and other factors such as work location. Please note that the compensation details listed in US role postings reflect the base salary only (or OTE for commissions based roles), and do not include bonus, benefits, or related incentives.The intelligent heart of customer experience
