Job Description

The Commercial Property Manager will be responsible for a 12 story office/retail building located in Lakewood, OH. This person will be responsible for leasing, maintenance, security, etc. The ideal candidate passionate about tenant relations and creating a dynamic and positive work environment for the team.

Summary of Essential Job Functions:Demonstrates effective management, leadership, coaching and development of staff to achieve department and company objectives. Works on conflict resolution with staff in a timely manner.Works as a part of the Property Management team to develop and deliver departmental goals, objectives and systems.Maintains regular contact and builds solid working relationships with internal staff, Clients and Owners to ensure the highest level of customer service.Reviews and approves all invoices for payment.Ensures financial stability of assigned properties.Prepares monthly budget variance reports.Prepares annual operating and capital expenditure budgets.Reviews the monthly delinquency reports and contacts tenants to settle past-due amounts.Works on all tenant collection issues. Reviews and settles questionable tenant charges.Calculates operating expense pass-throughs and common area maintenance charges.Ensures proper procedures are followed for ordering materials and services.Conducts weekly property inspections paying particular attention to: quality of landscaping and sprinkler systems; elevator operations and appearance; parking areas; general public area appearance; proper condition of all rest rooms; proper functioning and appearance of all mechanical equipment; proper appearance of all vacant spaces; overall exterior and interior appearance.Coordinates contractor’s and subcontractor's activities and polices maintenance contracts. Ensures certificates of insurance are supplied and accurate.Monitors the construction of building and tenant improvements and ensures construction fees are billed if applicable.Provides coverage for after-hours emergencies.Acts as liaison between tenants and clients.Assists with the supervision of job functions for property administration, property assistant, and maintenance technicians. Assists in the management and training of staff according to Paradigm standard operating procedures.Communicates all issues relating to the property to Regional Manager. Informs the client’s representative of any unusual problems and discusses the next course of action.Assists in marketing and leasing of space as needed and maintains open communication with leasing agent to ensure timely lease renewals.Welcomes new tenants and initiates good tenant relations. Coordinates tenant move-ins and move-outs.Ensures compliance with Energy Star, Sustainability Program, Preferred Provider Program, Quality Assurance Compliance Program, Disaster Program, and Customer Service/Tenant Retention Program.Handles any special projects, reports and assignments as requested and other duties as assigned.

Required Skills:Degree in Business Administration, Bachelor’s Degree, or equivalent experience preferred. RPA, CPM preferred.Real Estate industry experience required.3+ years experience managing commercial properties requiredAble to work comfortably under pressure, deal with multiple deadlines, effectively handle stressful situations, deal intuitively with situations, and work with minimal direction/supervision.Excellent communication, analytical and problem solving skills.Proficiency with computer applications required, including Microsoft Windows, Excel, Word and Outlook. MRI and Skyline is a plus.Demonstrates organization skills with the ability to successfully manage multiple priorities in a dynamic environment.Team oriented, with the ability to build consensus and effective relationships in a cohesive business environment.Encourage and supports leadership and growth in others.Must have a passion for customer service excellence, a high degree of professionalism and passion for success.
