As a Project Manager at Brodson, you will join a dynamic team environment collaborating on exceptional commercial projects across industries. Brodson is proud of its portfolio of work for top-notch clientele throughout Florida and across the United States.
The Project Manager is responsible for the profitable execution of the projects under their management including safe, on-time, on budget completion, adherence to corporate and contract compliance, quality control and customer satisfaction. Projects may include ground-up retail, restaurants, and TI remodels of both large and small scale.
We have projects in Miami-Dade, Broward, and Palm Beach counties. Project Managers will work in our office located in the Wynwood neighborhood of Miami, with job site visits required on a regular basis.
Essential Duties:
Accept projects from the estimating department after budget and preliminary schedule is created; review and adjust for constructability.Review all construction contracts with preconstruction team inclusive of allowances, exclusions, and qualifications.Familiarize self with all construction documents (plans, bulletins, sketches, memos, etc); maintain and distribute documents as needed.Follow submittal and RFI processes by maintaining logs and ensure timely completion and distribution.Manage the schedule and expectations in accordance with the MSA / Prime Contract Agreement throughout the life of the project.Visit each project site on a scheduled and regular basis to remain updated on construction activities and conduct safety checks.Work with Superintendents to develop the project plans, weekly schedule updates and monitor QA/QC.Review daily field reports submitted by project superintendent.Work closely with the jobsite Supervisor and Director of Construction to monitor project management compliance with reporting related to corporate policy and the contract documents.Manage the change order process ensuring budget and schedule changes are communicated, changes are approved, and scheduled in a timely manner.Verify,negotiate, and issue subcontractors, purchase orders, and all change orders submitted by subcontractor.Reviews general conditions items with field staff throughout project.Maintain periodic contact with the "Principle in Charge" for the architect, program manager and the owner.Lead weekly OAC meetings and meet as needed, maintaining issues list with weekly status updates.Maintains timely and accurate communication with project team throughout the course of the project.Manages pay application process including reviewing and coding of project related invoices for payment, timely billing of client, follow through on collection of payments, and coordination of check issuance to subcontractors.Reconciles subcontractor billings prior to project completion and resolves whatever is necessary to complete close out of each subcontractor and vendor in a timely manner.Review the safety training program and the safety procedures for the projects under his/her management on a regular basis to ensure that an effective program is being conducted. Review and mitigate safety trends. Conduct thorough "root cause" investigations on any accidents.Elevate and coordinate all legal matters involving construction to the Director of Construction.Develop risk management and recovery strategies when project schedules or budgets are in jeopardy.Conducts walk punch list walk-thru with ownership for projection completion and sign-off.Manage all facets of project close-out, including archiving of documents, maintenance and warranty manuals, deficiencies, and warranty work.Maintain awareness of current marketplace and trends to gain and maintain our competitive advantage and develop effective bid strategies.Ensure customer satisfaction.
