Salary:

$90,000 -120,000 + bonus opportunities

Position Summary

The Project Manager manages all aspects of a construction project overseeing internal and external resources to ensure project completion on time and within budget. This individual will prepare and oversee scheduling, contracting, budgeting, material procurement, document control, and owner relations. As needed, they may be involved in design, right-to-build and/or preconstruction.Position ResponsibilitiesClient RelationsWork with client from the beginning of the project to ensure complete understanding of scope and visionEstablish trust and a positive relationship with clientEffectively communicate with the owner's groupProject Management/CloseoutBreak down the project into the appropriate scopes of workIdentify the correct subcontractors/vendors for the projectPerform the buyout process with the subcontractorsNegotiate with vendors, suppliers and subcontractorsMonitor project schedule to ensure work is done in an efficient, sequential mannerAccurately monitor materialsPrepare submittals/RFIsProvide the superintendent/field staff with all information/support necessary to effectively fulfill the project requirements in accordance with the owner contractMaintain trust and a positive relationship with the subcontractorsDocument, track and account for change order workOversee and implement quality controlParticipate in negotiations of the owner contractOversee contract preparationFacilitate procurement of required municipal approvals and permitsEvaluate and implement necessary joint check regulations with subcontractors as neededOversee completion of punchlist and address warranty maintenance issuesAccounting/budgetingBudget preparationEnsure appropriate invoicing per contract requirements and in such a manner to cover all costsTrack the project financials to forecast final costs as accurately as possibleRisk Management/SafetyFacilitate and support a safe working environment onsite ensuring job site safetyManage the change process to minimize the company's riskInteract with OSHA as neededEducation, Experience and Skills:Bachelor's Degree in construction management, engineering or related fieldExcellent computer skills including Microsoft Office, scheduling and project softwareThree to five years' experience with commercial constructionAbility to read blueprints, structural drawings and plan setsAdvanced understanding of risk management policies and proceduresStrong knowledge of construction materials, processes and equipmentNesco Resource offers a comprehensive benefits package for our associates, which includes a MEC (Minimum Essential Coverage) plan that encompasses Medical, Vision, Dental, 401K, and EAP (Employee Assistance Program) services.
