Holladay Ventures is a Real Estate Development company looking for an experienced Project Manager to manage the development of affordable housing ranging from 200 to 400+ unit communities. The Project Manager will be responsible for overseeing multiple projects simultaneously, which vary in scale and complexity.This position will be in charge of leading the construction & design of affordable housing projects and mixed-use communities, being the liaison and manager of our third-party design partners and coordinating with our Design and Development team. This role will act as an owner's rep during construction, coordinating inspection & review of plans, and completed construction work with the General Contractor and Design team.At Holladay Ventures, we support the prosperity of communities by creating environmentally, socially, and economically responsible projects that give greater opportunity to families who don't currently have the support they need to thrive. This includes being intentional about incorporating good design principles, sustainability, including unique & inspiring spaces, and always seeking innovation in our buildings & construction.ResponsibilitiesLead and manage affordable housing development projects in all aspects as it relates to construction and designCollaborate with real estate development team to define project requirements, project delivery, cost estimate and budget, schedule and milestones, quality control, and risk identificationReview project scope with 3rd party consultants, architects and GCsManage and lead team of Architects, Engineers, General Contractors, and other third-party consultants through construction and the design processSupervise, prepare, and coordinate architectural documents for permit submittal and constructionProvide construction management oversight and coordination while project is under constructionManage construction budget, track and approve consultant invoicesWork closely with the development team to ensure projects are on time, on budget and to the requirements of our funding partnersReview local zoning and park covenants during initial site planning and feasibility studiesWrite and distribute RFQs and RFPs, coordinate consultant interviews, and select third party consultantsQualificationsAffordable Housing experience preferred but not required5+ years experience as a project manager or construction manager on multifamily and/or commercial projectsBachelor's degree in construction management, engineering, architecture, or related fieldStick build construction experienceProven track record of successfully delivering complex projects on time and within budgetPMP or other relevant certifications are a plusCommitted to key firm principles including strong communication, team building, and excellence in design, quality control, and sustainability.Nashville based or willing to relocateMust submit a resume and project listBenefitsAwesome environment for teamwork and developmentMonthly, quarterly, and annually team-building eventsPaid time off for community servicePTO 3 Weeks to Start401kHealth Benefits
