Leasing Coordinator - Job Overview
The Leasing Coordinator is responsible for managing all leasing activities related to the apartments, ensuring that vacancies are filled promptly with qualified tenants while maintaining high levels of customer service. The coordinator plays a key role in marketing, lease negotiations, tenant relations, and property management to achieve occupancy and financial goals.Key Responsibilities:
Leasing and Sales :
Actively promote and lease vacant apartments through advertising, online listings, and tours.
Conduct property tours for prospective tenants, showcasing the features and benefits of the apartments and amenities.
Respond to inquiries from prospective tenants via phone, email, and walk-ins in a timely and professional manner.
Prepare and negotiate lease agreements, ensuring accuracy and compliance with property policies.
Handle lease renewals and communicate options to current tenants regarding their continued stay.
Tenant Relations :
Serve as the primary point of contact for all tenants, addressing questions, concerns, and maintenance requests.
Coordinate with the property management and maintenance team to ensure timely resolution of tenant issues.
Conduct move-in and move-out inspections to ensure the apartments are maintained to a high standard.
Build and maintain positive relationships with tenants to encourage lease renewals and referrals.
Administrative Duties :
Maintain accurate records of leasing transactions, tenant files, and other relevant documents.
Assist with monthly reporting on occupancy rates, tenant turnover, and financial performance.
Ensure that all leasing paperwork and tenant records are kept in compliance with legal and company standards.
Assist with the coordination of apartment turnovers, ensuring timely availability of units for new tenants.
Making sure office is stocked and always organized by placing orders with instructed vendors
Performing market surveys by contacting local properties to collect data ensuring we are priced properly with our competitors.
Compliance :
Stay updated on local leasing laws and regulations to ensure the property remains compliant.
Ensure that lease agreements are fully executed and comply with company policies and relevant legal guidelines.
Assist with ensuring the property meets health and safety standards and relevant regulatory requirements.
Qualifications:
Education : High school diploma or equivalent required; Bachelor's degree in Business, Hospitality, or related field preferred.
Experience : 2+ years of experience in leasing, property management, or a related customer service role.
Skills :Strong communication and interpersonal skills.
Ability to handle multiple tasks efficiently in a fast-paced environment.
Proficiency in property management software and Microsoft Office.
Sales-oriented with the ability to negotiate leases effectively.
Knowledge of local real estate and rental laws.
