Qualifications:
Must be qualified to work in the United States
5+ years of commercial project management experience
Valid state driver’s license
Strong knowledge of PlanSwift, ProCore, Google Sheets and Docs, Microsoft Word and Excel. Microsoft Project is a plus
Able to derive necessary information from project blueprints/plans to create project budget estimates
Expert knowledge and understanding of MEP and building systems
Bachelor's Degree or higher in Construction Management or related
Able to pass a background and drug check
Responsibilities:
Facilitate preliminary project design and budget plans with clients
Perform site visits to gather necessary information in order to ensure an accurate scope of work is included in the design and budget
Solicit accurate fee schedules from architects and engineers for projects, submit to clients and assist as needed in decision making
Develop comprehensive project plans outlining timelines, milestones, and deliverables
If the project is not a design-build, collaborate with the project team to establish project objectives and scope
If project is a design-build, coordinate and drive the project design team to ensure timelines, milestones, and deliverables are met
Ensure compliance with local building codes, zoning regulations, and other legal requirements
Understand necessary permits and approvals that are required for the project, and oversee application and approval processes
Create and establish preliminary project budgets and proposals based on clients needs and requests
Act as the primary point of contact for clients during the pre-construction phase
Provide regular updates on project progress, budgetary information, and potential issues
AR - Create and send all design-related payment applications; follow up until payment is received
AP - Scrub and approve all design-related vendor and subcontractor invoices
Create and issue bid packages for project once plans are ready; populate subcontractor list to have adequate pricing coverage
Annotate and clarify project documents as needed to ensure that all scopes of work are accounted for and are accurate
Schedule and oversee pre-bid site visits with subcontractors, vendors, and design team as needed
Perform accurate take-offs of all ‘self-performed’ work on projects; obtain and lock in current material pricing and quantities for future order
Scrub through plans to identify any errors/omissions and communicate to project design team to address
Compile & review bids and proposals to ensure accuracy and adherence to project requirements
Populate comprehensive project proposal and scope of work letter with selected subcontractors, material vendors, and labor
Update and revise construction schedule to ensure all long lead time items are accounted for within project timeline and supervision
Review project proposal with client to ensure accuracy and clear understanding of inclusions/exclusions
Work with design team, subcontractors, and vendors to implement value engineering practices to optimize project costs without compromising quality
Ensure any and all revisions are accurately tracked and updated on project plans and project proposal revisions
Draft and facilitate prime contract negotiations once approval and acceptance of project proposal is given by the clients
Issue notice of award to all subcontractors and vendors on project
Draft and facilitate subcontractor agreements with all selected subcontractors and vendors
Update and include all necessary info in scope of work to minimize risk
Assign and distribute all necessary info for a successful project to Project Superintendent
Upload all current plan documents and directory list to ProCore
Populate and distribute final project budget to all necessary internal parties
Update and save all Project Management forms and templates to job (pay apps, lien waivers, etc.)
Compile and organize all project documents for quick and clear access
Populate list of all required submittals from project specifications/plans, request and facilitate the approval process with all required parties
Establish clear communication channel with clients, design team, and other vested parties in a project
Create and order all ‘self-performed’ materials for project, including but not limited to: metal framing, drywall/wall sheathing, insulation, ceiling systems, tile, flooring, and specialty items
Populate and track internal project budget
Create and track all project RFI; distribute information to all necessary parties
Organize and update all drawing revisions
Identify all ‘holes’ in scope of work or design areas, work to fill necessary plan details and labor allocation for work
Create and track all project Change Orders
Update and maintain project critical path schedule
Visit jobsites to identify progress and potential issues with work
Communicate and coordinate with project superintendents daily to ensure issues are being solved and anticipated progress on jobsite is being met
Create and distribute necessary annotated drawings and images for clarification in scopes of work
Receive, review, and approve all subcontractor material and vendor invoices for payment approval
Create and send timely and accurate payment applications (with all necessary required documentation) for all projects
Continually problem solve with superintendents and subcontractors on site to ensure best practices are being used to solve daily issues that arise on project job sites
Have an expert knowledge of construction and building systems
Ensure that all required permits and approvals are in place and accurate
Continually search for efficiency gains to minimize project delays by optimizing processes and procedures
Long-term planning to support the company’s construction project goals
Utilize Key Performance Indicators (KPI) to monitor and report on the status of Boaz Construction success
Review and validate project cost overruns
Adjust project resources as needed to ensure project timelines are met
Manage staffing needs as required per project
Monitor and support Superintendent’s project critical path plans weekly
Responsible for project issue resolution when escalated by Superintendents
Responsible for project warranty issue resolution
Communicate with stakeholders about shifting company priorities and projects
Identify potential problems and points of friction, and finding solutions to maximize efficiency and revenue
Compile, organize, and distribute all required close-out documents for projects to necessary parties
Compile, organize, and distribute OMM and warranty info to clients after project close-out
Scrub and follow up with all subcontractors and vendors to ensure all invoicing is received and accounted for to close out projects
Identify, document, and run all ‘one-off’ work orders for specific clients. Identify corrective work required in a site visit, document and distribute to all necessary parties for validation of work, create budget and proposal for approval of work, schedule and communicate with clients/subs/employees in order to complete necessary work, create invoices and bill when completed
Interview potential employee candidates, create detailed job descriptions and offer letters for potential hires
Maintain & update company email, Slack, & other software systems. Assign, update, and delete users as needed to various services
Problem solve and fix accessibility issues with company-issued phones & tablets for employees
