Residential Project Manager
is responsible for providing leadership, planning, organization, direction, and control of an individual project to meet operational goals. He/She is responsible for the efficient delivery of the processes without sacrificing the company’s commitment to quality, integrity, and profits consistent with the set objectives. A Project Manager, Level II accepts ultimate responsibility for the project's success including quality assurance, safety, financial performance, and Owner satisfaction in addition to the harmonious performance of the project staff. ESSENTIAL DUTIES AND RESPONSIBILITIES: Work with the preconstruction team on various estimating activities including cost estimate preparation, subcontractor participation, value engineering, constructability issues, and owner proposal preparation.
Read, understand, and follow owner contracts.
Manage the budget, schedule, plans, and specifications for assigned project(s).
Develop complete specialty contractor and material suppliers' scope of work.
Negotiate, create, and process subcontracts and purchase orders.
Provide monthly progress reports including construction schedule, showing baseline data and critical path (estimated vs. actual).
Review and approve all field cost expenditures
Process and manage Owner and Subcontractor pay requests timely.
Monitor and maintain project safety and quality standards.
