What We Do We are seeking an experienced Commercial Title Examiner with Alabama-specific experience In this role, the Commercial Title Examiner will search public records and examine complex titles to determine legal condition of property title, primarily for commercial properties, in addition to copy or summarize recorded documents, which affect the condition of title to the property. This is a remote position where you will work independently and use experience to examine complex titles to real property, to determine status and establish chain of title. What You'll Do Responsible for performing complete title examination and examine the chain of title primarily for commercial transactions Abstracts and analyzes records, such as mortgages, liens, judgments, easements, vital statistics, and plat and map books to determine ownership and legal restrictions, verify legal description of property and completeness of records Resolves most issues such as missing information, incomplete, inaccurate, or contradictory information contained in the title documentation Review title commitment documentation based on the application of procedural guidelines Prepares and reviews reports for accuracy May provide underwriting interpretation within established guidelines Obtain document copies from county websites and imaging systems Perform online research Follow preestablished First American search and exam guidelines What You'll Bring Familiar with all aspects of title work Strong written and verbal communication skills Analytical review skills Research skills Strong problem-solving skills Possesses critical thinking skills and the ability to sort through online files and other various records Detail / quality orientation Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary internal and external customer service Must be able to keep up in a fast-paced, deadline-driven environment Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices Must be self-motivated with a strong work ethic and the ability to research independently Ability to manage and balance multiple projects Familiarity with key functions of a computer as well as knowledge of Microsoft Office including Excel Proficient in researching title records, searching through multiple title plants and various resources needed to search complex properties and compile records Possesses a comprehensive understanding of all documents shown in the public records, knowledge of legal descriptions and the ability to read a legal description and plot it on a map Must be able to work well with others in a remote environment 3-5 years Commercial Title Exam Experience to include Ala
