Job Summary
We are seeking an experienced Maintenance/Service Manager to join our team! If you're an accomplished maintenance professional with a passion for innovation and a vision for excellence, your next career move is here. As a Maintenance/Service Manager, you will be responsible for the overall appearance, preventative care and maintenance of this new multifamily location including the physical aspects of the building(s), HVAC, electrical, plumbing, carpentry, major appliances, and amenities . The ideal candidate has experience working in a multifamily residentail environment and will spearhead our maintenance operations, set new standards for quality, and ensure our residents' experience nothing short of excellent.
Responsibilities
Meet with the Community Manager to review all upcoming needs and activities.
Review the current service requests and determine what steps need to be taken to complete the work.
Prioritize the service requests:
Address emergencies first. Determine appropriate action for Emergencies
Review service requests requiring an vendor assignment and gather updates from vendors.
Address make-readies (give priority to move-ins), general nonemergency apartment repairs, and preventive maintenance.
Use the Property Management Software, review the move-in and move-out schedule, and any vacant apartments available for showing:
Update Turn Status.
Assess the needs for these homes.
Assign tasks as necessary.
Check all new service requests throughout the day.
Walk the tour paths and through the community to ensure the grounds are clean.
Determine any parts that need to be ordered.
Ensure purchases are within the parameters of the community's operating budget.
Complete a purchase order.
Plan and conduct regular daily or weekly meetings with team to ensure all pending items are handled
Handle common area amenity tasks such as trash pick up, pool cleaning, oganizing furniture.
Qualifications
Previous experience in a maintenance management role, ideally in a multifamily residential environment
Strong communication skills
Excellent attention to detail
The ability to perform maintenance operations
Familiarity with computer programs, such as the Microsoft Office suite and Yardi
