The position is for RESIDENT MANAGER at 400 Hill Road Fairgrounds in Jamestown TN, and Mace Complex at 518 Mace Avenue Jamestown TN. 1. Prior notice given to project manager or Myra Walker before an extended absence lasting 2 days or longer, otherwise must be available to all residents in case of emergency. 2. Minor repairs as deemed appropriate by the Project Manager 3. General public relations in cooperation with the local community advisory council. 4. Encouraging and developing social programs for residents. 5. Clean all common area, windows, activity rooms, laundry, dumpster area, storage areas, apartment heat/air filters, apartment when vacated and offices. 6. must be able to relate to residents, families, customers and associates in a courteous and professional manner under all circumstances. 7. Show apartment units and distribute applications to potential renters. 8. Be the first point of contact in case of an emergency or to answer questions from district office regarding complex. 9. Any other duties as assigned by the Project Manager or Myra Walker. 10. Resident Managers may have 1 pet, but resident managers will be subject to the pet policy for residents and will pay the $300.00 pet deposit and shall be payable in monthly installments of $25.00 per month. 12. This contract is between you and CRDC. You cannot allow anyone to live with you without permission from management. 13. Do not have any group meetings with tenants without management approval. 14. Do not take on the responsibility of handling any tenants money or medicines. This complex is not an assisted living complex or a nursing home. Rent can be collected managers if it is paid with a check or money order out to the complex.
Cleaning Specifications: 1. Dusting. A properly dusted surface is free of all dirt, dust streaks, and cobwebs. 2. Sweeping: A properly vacuumed or swept floor is free of all dirt, dust, grit, lint, and debris. Carpeted areas will be vacuumed, and other floors will be swept when on a regular basis. 3. Spot cleaning and Air Filters: A properly spot cleaned surface is free of all stains and deposits and largely free of cleaning marks. Air Filters will be cleaned as deemed appropriate by management. 4. Mopping: A properly damp mopped floor is without dirt, dust, marks, film, streaks, debris, or water. 5. Scrubbing: Scrubbing has been properly performed when all surfaces are without embedded dirt, cleaning solution, film, debris, stains, marks, and standing water, and have a uniformly clean appearance. 6. Wall Washing: Walls have been properly cleaned when their surfaces have a uniformly clean appearance and are free of dirt, lint, visible, fingerprints, stains, cleaning marks, streaks, and deposits. 7. Light Fixture cleaning: Light fixtures have been properly cleaned when all components including bulbs, tubes, and adjacent surfaces, reflective and otherwise are free of insects, dirt, lint, film, and streaks. All lenses or clear panels removed for cleaning must be reinstalled immediately. 8. Plumbing fixture, dispenser cleaning: Plumbing fixtures and dispensers have been properly cleaned when they are free of all deposits and stains and have no dust streaks, film, odor, or stains on them. 9. Metal Cleaning: Metal surfaces have been properly cleaned when they are free of deposits or tarnish, and have a uniformly bright appearance. Cleaning agents must be wiped off adjacent surfaces. 10. Glass cleaning: Glass has been properly cleaned when its surfaces without dirt, dust, streaks, film, or deposits, and has a uniformly bright appearance. Cleaning agents must be wiped off adjacent surfaces. 11. Outside Yard Work: Flower beds will be kept clean at all times. This includes pulling weeds and trimming of some shrubs. This also includes swe ping of all porch areas with washing the porches off if needed.
