PIMCO Prime Real Estate U.S. ("PPRE") is seeking an intelligent, motivated, and detail-oriented individual with a minimum of 7 years of real estate experience to join its debt origination team as a Vice President - Debt Originations & Structuring. The position, based in Century City, CA, will report to the West Team Lead.
PPRE is the U.S. subsidiary of Allianz Real Estate ("ARE"), the real estate investment and asset manager serving the global Allianz Group companies. PPRE has assets under management of approximately $90.0 billion and has approximately 485 employees around the globe with subsidiaries in Germany, France, Switzerland, Italy, the U.S. and the Asia/Pacific Region.
PPRE makes equity and debt investments in the top 50 metropolitan areas in the U.S. across multifamily, industrial, retail, and office property types and manages an existing portfolio of direct equity holdings, joint ventures, and fund investments. PPRE's current debt portfolio totals approximately $23.0 billion. Annual debt investments include approximately 40-50 commercial mortgage loans totaling $2.5 billion-$3 billion across both core and bridge platforms on behalf of both balance sheet and third-party investors.
What you do:
Review investment opportunities: source/underwrite potential core and bridge loan originations Create and maintain relationships with target borrowers, brokers, and advisors, in target geographic coverage area Develop deal structures to mitigate risk Present initial deal summaries during bi-weekly investment group meetings Create internal investment committee memos Work with borrowers, brokers, internal resources, and attorneys to help close transactions Travel to markets for business development, client meetings, and site inspections Participate and/or lead ad hoc projects as necessary. What you bring:
Bachelor's degree required (preferably in real estate, finance or related discipline). A minimum of 7 years' experience in originations, portfolio management, underwriting, and/or credit risk role at an institutional lender or advisor. Experience in originating multi-family, industrial, office and retail property financings. Proficiency in financial modeling and creating presentations utilizing Microsoft Office (Excel, Word, PowerPoint) and Argus. Strong analytical skills, detail-oriented, highly organized. Strong (verbal and written) communication skills. Team player with good interpersonal skills. PIMCO follows a total compensation approach when rewarding employees which includes a base salary and a discretionary bonus. Base salary is the fixed component of compensation that is determined by core job responsibilities, relevant experience, internal level, and market factors. The discretionary bonus is used to award performance and therefore is determined by company, business, team, and individual performance.
