Purpose:The Construction Design Project Manager (CDPM) will play a key role in project execution of remodel and ground up retail development projects by managing the design process and ensuring all projects align with the companys vision, budget and timeline. The CDPM will work closely with internal teams and external partners to ensure successful project delivery by performing critical tasks as it relates to due diligence, project schedule, budgeting entitlements and construction permitting.Minimum Eligibility Requirements:Bachelors degree in architecture or a related field is preferred. Relevant experience may substitute for educational requirements, with two years of experience equivalent to one academic year.Minimum of 2 years of relevant work experience required, or a comparable combination of education and experience that demonstrates the ability to fulfill the essential functions of the role, as determined by the company.Proficient in MS Office, CAD software, and Bluebeam.Detail-oriented with strong proficiency in construction document review.Exceptional organizational skills with the ability to manage complex projects across multiple phases.Strong multitasking abilities in a fast-paced environment while consistently meeting strict deadlinesEssential Job Functions:The primary job functions are outlined below; however, this list is not exhaustive and may include additional tasks as assigned.ARCHITECT AND CONSULTANT RESPONSIBILITIESManage Relationships with architectural firms and consultants to foster collaboration and ensure project alignment.Oversee Design Contracts at the project level, ensuring compliance with the companys Master Services Agreement (MSA).Facilitate Daily Communication regarding all projects and Floor & Decor initiatives to ensure clarity and alignment.Coordinate the Peer Review Process to maintain quality and adherence to standards.Review Plans to ensure compliance with prototypes and overall design intent.Supervise Outside Consultants involved in the review process to guarantee thorough evaluations.?PROJECT RESPONSIBILITIESDue Diligence Scope:Review Site Plan Layout submitted by third-party vendors and obtain management approval.Coordinate with the Land Development Manager to provide necessary documents and information for the Site Development Process.Attend Local Jurisdiction Meetings with the Land Development Manager to discuss design requirements and collaborate with third-party sign vendors on signage entitlements.Develop Initial Construction and Entitlement Budgets for design expenses and work with the team to define the scope for pricing.Manage Site Investigation Review (SIR) to ensure comprehensive assessments.Facilitate Site Visits for Site Investigation Reviews and City Planning Departments, coordinating all disciplines and Floor & Decor consultants to ensure the right professionals are on-site.Collaborate with the CPM to document existing conditions accurately.Review and Document Site Conditions for access restrictions that may impact Floor & Decor operations.Ensure All Documentation is Updated in Kahua for accuracy and compliance.Review Reports generated from site visits and coordinate resolutions to any findings in conjunction with the Floor & Decor Construction Design and Construction teams.Evaluate the Prefeasibility Report provided by the Land Development team to determine the best path for a successful store opening.Assess Geotechnical and Environmental Reports for further testing and collaborate with third-party vendors to determine the optimal approach for each project.Construction Drawings:Review Shell Plans and Elevations to ensure compliance with Floor & Decor standards and best practices within the site and budget constraints.Liaise with Store Planning and Architects to ensure all prototype components are integrated into the Construction and Fixture plans.Redline Changes to Plans to effectively communicate design intent to both internal and external stakeholders.Coordinate Modifications to base plans for architectural and engineering guidance for Store Planning.Lead 90% Review Meetings with architects and consultants to evaluate drawings against design standards, budget, and best practices.Conduct Internal 90% Review Sessions with other Floor & Decor departments to ensure alignment and compliance.Collaborate with the Land Development Manager on all civil and entitlement drawings.Sign Drawings:Review Sign Drawings to confirm that all prototype components are incorporated.Assess the Design and Placement of sign components to ensure they are appropriate and correctly positioned for the site.Coordinate with Sign Vendors to monitor progress on all signage work.Additional Items:Facilitate Internal Approval processes with the Floor & Decor Creative team.Work with the Real Estate Manager to provide necessary Lease Exhibits.Review Sign Drawings for completeness prior to inclusion in Floor & Decor leases.Evaluate Site Plan Lease Exhibits for accuracy and completeness for lease inclusion.Coordinate a Comprehensive List of Drawings with the Floor & Decor architect for integration into leases.Coordinate with landlords and property owners to ensure alignment on project requirements, timelines, and compliance with real estate agreements.Provide project support to construction partners after project transitions to construction phaseWorking Conditions (travel, hours, environment)25% travel required including air and car travel.This position is salaried, knowing it may include hours which exceed eight hours in a day or forty hours in a week.While performing the duties of this job, the employee is occasionally exposed to a warehouse environment and moving vehicles.
