As a key member of our team, your responsibilities will include developing and adhering to budgets, timelines, and quality control plans, coordinating with developers, engineers, and architects to ensure project specifications and details are met, and obtaining necessary permits and licenses from authorities.Other responsibilities will include conducting market research, creating and negotiating contracts with external vendors, coordinating all equipment and material needs, and monitoring timely delivery according to project schedules. You will also be responsible for hiring contractors and staff, conducting regular project site visits, and evaluating progress while ensuring that all local, state, and national building codes and regulations are followed.The ideal candidate will have a bachelor's degree in construction management, 5-10 years of related experience, and 5+ years of project management and/or construction management experience in new building construction of multifamily residential projects. Knowledge of current building codes and ADA laws, as well as experience with site construction, precast, wood framing, and interior finishes, is required.In addition, the successful candidate will have excellent communication and negotiation skills, the ability to work independently leading a small team overseeing the entire construction lifecycle, and experience with typical construction cost estimating and budgeting. Strong computer skills, including proficiency in Microsoft Word, Excel, One Note, Outlook, PowerPoint, and Adobe Acrobat, as well as experience with ProCore, are preferred.The ideal candidate will also be detail-oriented, possess excellent time management skills, and have the ability to work a flexible schedule according to staffing and property needs. A passionate, entrepreneurial mindset with high integrity, the ability to work collaboratively, and a commitment to achieving ambitious goals is also a must. Finally, the successful candidate should be able to perform the physical functions of the position, including walking the property, including up to 6 flights of stairs, to complete physical inspections.Interested in hearing more?
