DescriptionUnder direct supervision of the Chief Building Official, our Plans Examiner II is responsible for reviewing submitted plans to determine if they meet the requirements of the City of Loveland adopted Codes and Standards. Our Plans Examiner II provides assistance to the development community as well as the public on building code related issues and questions.The salary range for this position is $35.22 - $47.54 per hour with a hiring range of $35.22 - $41.38 per hour, depending on qualifications and experience.This opportunity will be available to applicants until Monday, November 4, 2024 at 12:00 PM (Mountain Time).A current resume is required, and a cover letter is preferred.Do you thrive in a fast paced, people-oriented environment? Our office is located in downtown Loveland, with close proximity to dining, the art community, and many cultural events, as well as easy access to nature, outdoor activities, and our park systems.Please view our video Working at Loveland (https://youtu.be/Ds-iL_GT0tw) to learn more about our exceptional Loveland community and the benefits of working for the City.Essential Functions+ Ensures compliance with building codes and local ordinances, state and national regulations and industry standards by reviewing plans and specifications for non-residential, industrial, public, single and multi-family dwellings as well as miscellaneous residential and non-residential structures, by conferring with applicants.+ Provides interpretation, explanations and clarifications of, as well as information on, adopted codes and ordinances to inspectors, architects, engineers, contractors and general public.+ Ability to perform field inspections as necessary and evaluate buildings, structures and sites for compliance with all applicable regulations and standards.+ Enforces Municipal Ordinances regulating building construction, safety, zoning, and site development.+ Assists Building Inspectors with interpretations of adopted codes and amendments.+ Responds to requests from citizens, City staff as well as development/construction community regarding all phases of the development/permit application process.+ Represents the Building Division as needed on a review team or Committee.Other Job Functions+ Prepares and maintains records of plan review procedures.+ Updates public information as required, assist in filing, record retention, counter coverage and other routing office matters.+ Works on special projects as assigned by the Building Official.+ Performs other duties as assigned.QualificationsRequired Education: High School or GEDPreferred Education: 2 Year / Associate Degree in Civil Engineering, Structural Engineering, Architecture, Construction Management or related fieldRequired Experience: 2 years Construction or construction administration, plans review, building inspection or other related experience.Certifications+ + Must possess a valid driver's license.+ Must have a valid International Code Council (ICC) Residential Plans Examiner Certification and/or ICC Building Plans Examiner Certification (R3).+ Ability to obtain ICC Building Plans Examiner Certification within 12 months of hire.+ ICC Building Inspector Certification (B1 or B2) is desirable.Knowledge, Skills, and Abilities+ + Demonstrated knowledge of standard engineering and construction practices and methods in both residential and commercial construction.+ Ability to interpret and apply codes and ordinances, read construction documents, diagnose defects and hazards in residential structures, electrical, plumbing, gas and mechanical installations, and to enforce regulations.+ Ability to express oneself clearly both verbally and in writing.+ Prepare written reports and review comments.+ Ability to establish and maintain interpersonally effective working relationships with contractors, developers and citizens.+ Proficient problem solver and effective in conflict resolution.Physical DemandsFrequent: Minimal physical effort typically found in clerical work. Primarily sedentary, may occasionally lift and carry light objects.
