Job Title : Senior Managing Director, Asset ServicesJob Description SummaryJob DescriptionESSENTIAL FUNCTIONS AND RESPONSIBILITIESCreate value through new business growth in Asset Services, cross sell service lines and geographic locations for additional revenue for the firm, identify and pursue expansion of service opportunities with existing clientsDevelop/implement/enhance marketing plans for Asset Services, organize/lead team proposals for new business while leveraging relationships to maximize success rateParticipate in monthly calls to share best practices and produce leads for institutional clients in multiple marketsEstablish and monitor appropriate checks and balances to ensure high level of quality in operations while ensuring that Asset Services teams understand and exceed Client goals and objectives for each propertyNegotiate property management agreements with all clientsEnsure compliance with all management agreements, service contracts, and accounting policies and procedures as well as SOC controlsReview and approve expenditures, which exceed the authority level established for property manager per the management agreement or C&W’s SOC controlsGuarantee timeliness and accuracy of financial and management reportsMaintain relationships with Client’s key decision makersVerify the existence of property procedures including Operations Manual, Tenant Handbook, and Emergency Procedures per C&W’s or Client’s policies and proceduresCollaborate with client accounting, corporate accounting, finance, TQC, and other functional leadersDevelop the most profitable and efficient personnel model to staff each assetParticipate in national Asset Services task forces and/or committeesDeliver financial results (P&L responsibility), as well as preparing market level Asset Services budget including monthly variances and forecastingKEY COMPETENCIESFinancial AcumenCustomer Focus (internal and external)Communication Proficiency (oral and written)Time Management SkillsPeople Management SkillsBusiness DevelopmentLeadershipIMPORTANT EDUCATIONBachelor’s Degree in Business Administration or related disciplineIMPORTANT EXPERIENCE15+ years commercial property management and/or executive level leadership experienceExtensive experience in analyzing and negotiating commercial lease and/or contract languageProven experience in identifying, developing, and motivating team membersADDITIONAL ELIGIBILITY QUALIFICATIONSCPM and/or RPA designationReal Estate LicenseSkilled at identifying and initiating new relationships, as well as sustaining a pool of new business leads with dynamic, high-energy professionalism and who has a proven track record in generating new businessProfessional industry designation and active participation/leadership in local and national chapters preferredActively involved at the leadership level in charitable organization(s)COMPENSATION AND BENEFITSCushman & Wakefield provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work.
