We are seeking a
Senior Project Manager / Service Manager
to join our federal team supporting federal government and military sites around the Washington D.C. metro area, primarily supporting Fort Belvoir, Fort McNair, Fort Myer, and the National Defense University sites (military experience not required).At Johnson Controls, we support our nation’s most critical facilities, the people who occupy them, and the missions they enable. Maintenance and Service (M&S) Project Manager , you will:Serve as a primary on-site leader for execution on assigned projects.Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors.Negotiate, prepare and issue subcontracts.Develop project schedules and execute according to plan.Ensure that assigned projects are done accurately, on-time, billed within budget and within scope of the contract.Ensure work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics.Adhere to and ensure project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety.Understand project and contract scopes; actively pursue growth opportunities that will help the customer achieve desired outcomes.Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals.Ensure mechanics, technicians and subcontractors complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers.Complete timely and accurate project billing to maintain profitability goals and positive cash flow.Analyze financial reporting and project schedule to proactively address potential problems. Effectively communicate project progress, issues and financial status to leadership as required.Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts.Manage risk, establish project recovery plans, and resolve disputes to minimize escalation.Ensure project document controls and deliverables comply with contract requirements and Johnson Controls standards.Manage the selection, ordering, and delivery schedule of materials to be procured for the projects assigned.Coordinate customer-training requirements.Required Qualifications:5+ years of direct project management or service management experience in the Building Construction or Building Automation (BAS) industry.Proficient in Project Management software, financial accounting systems, and processes. Proficiency with Microsoft Project preferred.Proficiency working with Computer Maintenance Management Systems (CMMS), preferably with Maximo.Extensive knowledge in the management of Operations and Maintenance (O&M) of industrial controls systems.Ability to pass a proficiency test based on Metasys System Extended Architecture.Ability to obtain and maintain a Metasys Engineer access level IAW, the O&M SOP FSD Utility Network and Control System.Demonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience.Strong personal computer working capabilities in MS Office (Excel, Word, PowerPoint), Microsoft Project, Outlook and basic Windows environment.Ability to obtain and maintain required government security clearances as needed. (This involves a background/character, criminal history, employment, and credit check.)Preferred Qualifications:Management experience with projects related to HVAC equipment and controls, BAS management, Fire management, and/or Electronic Security Systems.Proficiency with Facility-Related Control Systems (FRCS) and the process for integration and commissioning of field controllers.Experience operating, modifying and designing the Metasys System Extended Architecture for facility systems or at least five (5) years of experience operating, modifying and designing SCADA system for facility systems.Experience managing projects related to HVAC equipment, controls (direct digital controls) and building automation systems.Experience working with projects including large HVAC mechanical equipment (chillers, boilers, etc).Experience reading and interpreting government contracts and government procurement standards.Experience managing multiple trades and subcontractors.Preferred Education:Bachelor’s degree in Construction Management, Engineering, or a related field, or equivalent work related experience.Metasys System Extended Architecture for Building Engineers certification and current (no older than two years) Metasys System Extended Architecture Engineering and Setup certification.Who We AreAt Johnson Controls (NYSE:JCI), we are One Team working collaboratively to create purposeful solutions that make a difference in the world.
