About the Role / Responsibilities
The Global Head of Corporate Real Estate, Business Services and Resiliency is seeking a Head of Transactions for the Americas Region. The ideal candidate is an experienced, highly motivated and collaborative professional who will elevate and compliment the broader CRBS team. This position will oversee all transactions activity across a portfolio which currently consists of 82 sites, 67 of which are leased while 15 are owned. Throughout the region, we provide 9,198 seats in support of 7,937 employees and have an annual operating budget of $141.33M.
This candidate must be experienced in all facets of leasing, property acquisitions, dispositions, rent reviews, negotiations with various counterparties, and all administrative processes associated with the related workstreams. Skills to include: commercial office, data center, and storage facility leasing, acquisitions and dispositions including by direct lease, sub-lease, sale lease-back, license agreements, land acquisition and disposition. Candidate must also be skilled in planning, tracking, evaluating, and reporting on the performance of assigned activities. Ability to work with a wide variety of corporate functions to assist in the development of short and long-range real estate requirements. Skilled in negotiating multi-million-dollar complex real estate agreements. This position will report into the Head of the Americas Region (initially reporting to the Global Head of CRBS).
What you need to succeed:BA required; Masters, MBA or other advanced degree preferred.20+ years in the commercial real estate business as a corporate real estate professional or real estate asset manager.Seasoned transactions management experience.Ability to travel throughout the Americas Region as needed.Proven skills in contract review and lease/purchase and sale negotiations.A proven record of collaborating and influencing in a highly matrixed organization across a variety of internal and external partners.Solid understanding of financial and accounting impacts; high level of business acumen.Strong verbal and written communication and presentation skills.Excellent negotiating, analytical, communication, collaboration, organizational, planning, and process skills.Outstanding client service skills and team leadership.Professional certifications such as broker’s license a plus.Advanced computer skills (MS Office, including Excel, Word, Power Point and Outlook).
