Finish Construction Superintendent

The Construction Superintendent is responsible for the leadership of the construction project and site. This includes the coordination of numerous vendors including subcontractors, inspectors, and staff. Superintendents have the overall responsibility for monitoring the quality of work and safety performed on the project. The Construction Superintendent will work closely with the Project Management Team in the development and maintenance of the project schedule specifically addressing the finish trades and installations. This role includes communicating and collaborating with the Lead Superintendent, Assistant Project Managers, and subcontractors.
Determines with the Project Superintendent at what point responsibilities are to take place, usually from the point that the drywall contractor has completed his portion of the drywall hanging and with the beginning of drywall finishing.Directs, schedules, and coordinates all subcontractors in order for the construction schedule to be met.Writes a complete final punch list prior to construction cleaning and distributes the punch list to subcontractors for the final completion of their work. A copy of all punch lists shall be kept on file.Completes all final punch-out work not covered within the subcontractor's scope of work.Utilizes the critical path schedule as established for the project and schedules such work or material deliveries as the schedule dictates.Makes any major construction-related callbacks once units have been occupied up to the time that the total project is complete.Counts all received materials for his/her portion of the work including, but not limited to, wood trim & interior doors, all hardware, cabinets, tops and appliances.Counts and distributes finished hardware to the required subcontractor for installation with all entry door keys taken out of the box, key tagged, and box labeled with the building and unit number prior to distribution and installation.Closes all windows and locks all doors, turns off lights, water heaters and keep thermostats turned down every evening.Schedules and reviews all finished units for final acceptance with all local building inspectors, inspecting architect, and general maintenance and/or Business Manager.Prioritize safety by maintaining a safe working environment for fellow employees, subcontractors, vendors, suppliers, and clients as well as a safe living environment for residents.Complying with OSHA and environmental safety standardsPerforms other duties as deemed necessary.Requirements
Three to Five years proven experience in construction building.Experience building and developing subcontractor relationshipsVery strong communication, listening, and organizational skillsExperience with multiple delivery methods and unit turn processesBenefits
