Job Overview:This role will be central to expanding the firm’s multifamily portfolio, responsible for sourcing, structuring, underwriting, and closing a wide range of investment opportunities, from ground-up developments to stabilized assets. The Director will also be expected to raise capital from a pool of existing investors to support the firm’s acquisition strategy. The Director will work closely with senior leadership, including the Co-CEOs, to ensure the successful execution of multifamily acquisitions, asset management, and joint ventures.
Key Responsibilities:
Transaction Leadership: Lead the acquisition, underwriting, and asset management of multifamily transactions, including sourcing, structuring, and negotiating deals.
Market Strategy: Develop and maintain deep market knowledge across various U.S. multifamily markets to refine investment strategies and identify opportunities.
Deal Structuring: Negotiate complex deal structures, purchase agreements, and financing arrangements for both direct acquisitions and joint ventures.
Due Diligence: Oversee financial analysis, property evaluations, third-party reports, and all other due diligence processes to ensure sound investment decisions.
Sourcing & Relationships: Identify and source investment opportunities by building and maintaining strong relationships with property owners, brokers, real estate private equity professionals, and other intermediaries.
Market Research: Utilize third-party data platforms to secure and verify market pricing, evaluate market performance (rent, absorption, cap rates, etc.), and assess industry trends.
Underwriting & Financial Modeling: Develop comprehensive property cash flow projections in Excel, leveraging expertise in credit underwriting and financial statement analysis to support the preparation of investment memoranda and term sheets for executive review.
Collaboration & Reporting: Work closely with internal teams (legal, finance, accounting, construction) and provide regular reports to senior leadership on transaction pipelines, market trends, and portfolio performance.
Team Leadership: Mentor and lead junior team members, supporting their professional development while fostering a positive, collaborative team culture.
Asset Management: Building strong relationships with key stakeholders and maximizing the performance of owned assets.
Capital Raising: Raise capital from a pool of existing investors to support the deployment of capital and ensure funding for multifamily acquisitions.
Presentations & Executive Support: Present transaction analyses to the executive team, supporting discussions and addressing questions to facilitate decision-making.
Professional Qualifications:
Experience: Minimum of 5-7+ years of experience in multifamily acquisitions, real estate private equity, institutional real estate, or REITs, with demonstrated success in leading large-scale transactions and raising capital.
Market Knowledge: In-depth understanding of multifamily markets and demographic trends across U.S. submarkets.
Skills:
Proficiency in financial modeling (Excel), experience with real estate platforms such as CoStar, REIS, RCA, and Trepp, and strong negotiation and presentation skills.
Fiduciary Mindset: Ability to evaluate and prioritize investments with a long-term return mindset, demonstrating patience, persistence, and ethical decision-making.
Network: Established relationships with property owners, brokers, investors, and other key real estate professionals.
Capital Raising: Proven experience in raising capital and managing relationships with investors.
Work Ethic: Self-starter with strong work habits, excellent communication skills, and uncompromising ethical standards.
Leadership: Experience in mentoring and developing junior professionals.
Education:
Bachelor's degree in real estate, finance, business, or a related field is required. An advanced degree (MBA or related) is preferred.
