POSITION SUMMARYGreat States focuses on acquiring and developing multifamily housing in growing markets across the Midwest and Mountain West. Our primary focus includes multi-family, adult active living (55+) and single family for rent.As the Vice President of Multifamily Development, you will play a critical role in leading and overseeing the development of multifamily residential projects from inception to completion. Your strategic vision, leadership abilities, and expertise in real estate development will be an essential part of the success of our projects and our development team in achieving our company's growth objectives.
ESSENTIAL JOB FUNCTIONS
Strategic Planning: Develop and implement strategic plans for multifamily development projects in alignment with the Great States' overall objectives and market conditions.
Project Management: Lead the development process from site selection, due diligence, and entitlements through design, construction, and lease-up.
Financial Management: Oversee project budgets, financial modeling, and financing structures to ensure projects are delivered on time and within budget constraints.
Team Leadership: Build and lead a high-performing multifamily development team, including consultants, internal stakeholders and external partners, to execute project goals effectively.
Market Analysis: Conduct market research and analysis to identify emerging trends, assess competitive landscapes, and make informed decisions regarding project feasibility and positioning.
Relationship Management: Nurture and maintain relationships with key stakeholders, including landowners, brokers, municipalities, lenders, investors, and community members.
Risk Management: Identify potential risks and develop mitigation strategies to minimize project delays, cost overruns, and other potential obstacles.
Sustainability: Integrate sustainable design principles and practices into development projects to enhance long-term value and environmental stewardship.
Regulatory Compliance: Ensure compliance with all applicable laws, regulations, and zoning requirements throughout the development process.
Quality Assurance: Maintain high standards of quality and excellence in design, construction, and property management to deliver exceptional multifamily communications that exceed market expectations.
Reporting: Provide regular updates and reports to senior management, investors and other stakeholders on project progress, financial performance, and key milestones.
EDUCATION AND WORK EXPERIENCE:
Bachelor’s degree in real estate development, Urban Planning, Architecture, Business Administration, or related field.
Minimum of 6 – 10 years of experience in multifamily real estate development, with a proven track record of successfully delivering projects from inception to completion.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:
Strong organizational skills, detail-oriented and accurate
Excellent leadership, communication, and interpersonal skills, with the ability to collaborate effectively with cross functional teams and stakeholders.
Ability to think strategically, solve complex problems, and make sound decisions in a fast-paced, dynamic environment.
Entrepreneurial and continuous improvement mindset
Self-motivated, eager, and positive
Strong Financial acumen and proficiency in financial analysis, including real estate modeling, investment analysis and risk assessment.
In-depth knowledge of real estate markets, zoning regulations, entitlement processes and construction practices.
Proven ability to manage multiple projects simultaneously while maintaining attention to detail and meeting deadlines.
WORK ENVIRONMENT:
This position requires regular office hours to be maintained along with availability for emergency situations outside of regular office hours.
