Role requires ability to consolidate purchasing information, assist in the creation of purchasing reporting schedules, manage/update existing purchasing tools and direct system improvement projects.Your Responsibilities on the TeamReview all plans and prepare Land Development bid packages.Collect bids, create comparisons, and distribute bid information.Negotiate pricing and take-offs with trade partners.Set-up Box folders, organize bid packages, maintain all contract, and log files.Create and obtain competent quality estimates of items to be purchased.Develop and maintain general, specific, and inclusive scope of work documents.Review all plans and specifications from a cost perspective identifying areas to reduce cost.Build and maintain a positive and professional relationship with all potential and existing trade partners.Develop and grow existing trade base.Initiate all paperwork regarding contracts, change orders, purchase orders, back charges, online contracts, and check all for accuracy (i.e., coding, signature, amounts, etc.)Prepare all documents for required signatures.Provide information for trade partners’ insurance certificates.Interface with the Accounting Department to ensure prompt payment for trade partners.Interface with trade partners regarding all contract correspondence.Interact with land development team to resolve day to day issues.Perform all other duties as assigned.RequirementsHigh school diploma or equivalent required.At least 2 years of purchasing experience, ideally with a national home builder - highly preferred.Proficient using Microsoft Office Suite - Excel skill proficient.JDE software highly preferred.Knowledgeable in nationwide construction practices preferred.Able to multitask efficiently under tight deadlines.Valid driver's license and auto insurance required.Physical & Office/Site Presence Requirements:This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies weighing 25 pounds or less. Finger dexterity is required to operate computer keyboard, calculator and telephone equipment.FLSA STATUS:Non-exemptGeneral Overview of Compensation & Benefits:We reasonably expect the base compensation offered for this position to range from an hourly rate of $23.56 - $37, subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g., cost of labor/living, etc.), and operational considerations.
