Property ManagerSeeking a highly organized and motivated Property Manager to help manage the daily operations of an industrial real estate portfolio located in Aventura, FL. The Property Manager will be responsible for tenant relations, facility maintenance, budgeting, and ensuring compliance with all relevant regulations. The ideal candidate will have a solid understanding of property management and possess excellent problem-solving and communication skills and be eager to learn and grow with the company.Job Responsibilities:Tenant Management:

Act as a primary point of contact for tenants, addressing inquiries, complaints, and service requests promptly.Handle tenant onboarding, lease renewals, and move-in/out procedures.Enforce lease agreements and manage tenant relations to ensure tenant satisfaction and retention.Resolve tenant disputes and ensure compliance with community rules and regulations.Facility Maintenance and Operations:

Oversee the maintenance and repair of industrial facilities, including HVAC, lighting, mechanical systems, dock doors, security systems, and roof repairs.Ensure compliance with safety standards, health regulations, municipal and environmental codes.Coordinate with external contractors and vendors for preventive maintenance, repairs, and upgrades to the facilities.Conduct regular property inspections to identify potential issues and ensure operational efficiency.Financial Management:

Help prepare and manage property budgets, including operational costs, repairs, and capital improvements.Monitor expenses and control costs to ensure the property operates within budget.Collect rent and manage accounts receivable, ensuring timely payment by tenants.Help generate and review financial reports, providing updates on income, expenses, and occupancy to the property owner, accountants or management.Leasing and Marketing:

Collaborate with leasing agents to market and lease vacant industrial spaces, ensuring occupancy levels are maximized.Develop and implement strategies to attract new industrial tenants and retain existing ones.Legal and Regulatory Compliance:

Ensure compliance with all local, state, and federal regulations, including safety, environmental, and industrial zoning laws.Handle tenant-related legal matters, including lease enforcement, contract management, and, if necessary, evictions or legal disputes.Manage all necessary permits, licenses, and insurance related to the portfolio.Administrative and Reporting:

Maintain accurate records of tenant agreements, maintenance schedules, and financial transactions.Prepare regular reports on property performance, financials, and occupancy trends for ownership.Implement and update property management policies and procedures as needed.Qualifications:Education: Bachelor’s or Associate’s degree in Real Estate, Business Administration, Engineering, or related field (preferred but not required).Experience: Minimum of 3-5 years of experience managing commercial real estate properties.Certifications: Property management certification (CPM, RPA, etc.) is a plus.In-depth knowledge of property management practices, including safety, environmental, and operational standards.Proficiency with property management software (e.g., Yardi is a plus) and Microsoft Office Suite.Solid understanding of financial reporting, budgeting, and lease agreements.
