Job Summary:The Building Engineer plays a crucial role in maintaining the integrity and operational efficiency of our properties. This position encompasses managing and executing a comprehensive maintenance program that covers all aspects of building upkeep, including electrical, plumbing, HVAC (with a particular emphasis on mini-split AC systems), drywall, carpentry, painting, and general repairs.
The Engineer is tasked with ensuring that our buildings not only meet but exceed the expectations of tenants, guests, and owners alike. By proactively identifying, communicating, and addressing maintenance issues, and by leading a team of Maintenance Technician(s), this role is instrumental in preserving the excellent condition of our properties. The ideal candidate is tech-savvy, fully bilingual in Spanish and English, and possesses a strong foundation in maintenance and engineering principles, coupled with exceptional leadership and communication skills.
Responsibilities:Oversee daily operations of the maintenance department, ensuring a safe and secure environment across all properties.Lead, supervise, and develop the maintenance team, fostering a culture of collaboration and efficiency.Execute and manage daily maintenance and repair operations, prioritizing HVAC systems, especially mini-split AC units.Evaluate repair needs, plan maintenance schedules, and ensure timely completion of projects.Monitor and coordinate with external contractors to ensure quality standards are met.Manage inventory, order supplies, and oversee equipment procurement.Implement and oversee preventive and reactive maintenance schedules.Conduct thorough property inspections to identify maintenance and safety issues.Utilize task management and property management software to efficiently organize and track maintenance activities.Ensure compliance with all safety standards and regulations.Maintain detailed records of maintenance activities, system inspections, and inventory.Provide emergency maintenance response outside regular working hours.
Qualifications:Proven experience in a supervisory maintenance role, with extensive knowledge in HVAC, electrical, and plumbing systems.Tech-savvy with experience in task management software.Fully bilingual in Spanish and English.High school diploma or equivalent.HVAC or related trade licenses/certifications preferred.3-5 years of experience in building trades and maintenance.Valid Florida driver's license and personal vehicle for on-site visits.Strong time management skills and ability to lead effectively.Physical ability to perform a wide range of job tasks, including lifting and carrying heavy objects, climbing ladders or stairs, operating power tools and equipment, working in confined spaces, standing or walking for extended periods, and performing duties in various environmental conditions such as heat, humidity, or inclement weather. Must also be able to bend, kneel, crouch, and reach in order to complete repairs and maintenance tasks effectively.
