SUMMARY:

This position is responsible for supervising a moderate to large staff of skilled and semi-skilled employees or venders in the construction, maintenance, and/or repair of buildings and equipment.

DUTIES AND RESPONSIBILITIES:Plans, supervises, and inspects various phases of construction and repair work such as, installing and/or repairing electrical wiring and plumbing; replacing doors, windows, and siding; building cement forms used in constructing or replacing concrete sidewalks, foundations, and floors; repairing and/or installing new roofs; repairing broken windows and installing new windows; painting interior/exterior walls and other surfaces; building and repairing stone/brick walls and floors; repairing and replacing guttering and drain spouts.Supervises and participates in electrical systems work.Inspects air conditioning and heating systems, boilers, auxiliary equipment, and steam/water lines for needed repairs.Supervises and participates in installing, repairing, adjusting and replacing boilers, HVAC equipment and other building related equipment.Instructs lower-level staff in the proper methods of operating and repairing air conditioning and heating systems; monitors controls to ensure correct operations.Plans and organizes work.Prepares time and material estimates; orders materials; maintains records of materials used.Advises management regarding feasibility of proposed mechanical solutions and installations, repairs, and alterations.Requisitions supplies and materials required for the operation of the maintenance department.Exercises independence and initiative in the performance of assigned responsibilities; receives general administrative direction.Acts as ASH Safety Coordinator and enforces all safety, maintenance procedures and professional conduct and dress code requirements.Performs other related duties as assigned by management.Assist with snow removal.Knowledge of building automation systems.SUPERVISORY RESPONSIBILITIES:

Directly supervises 4 employees daily within the maintenance department(s).Indirectly supervises 18 employees within the maintenance and janitorial department(s).Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATIONS:

High school diploma or general education degree (GED), seven or more years of skilled experience in general maintenance work.Certificates, licenses and registrations required:

Journeyman Level Certification in one or more disciplines, HVAC, Electrical, Plumbing, Carpentry.Must possess a valid Driver's License.HVAC or Electrical certification or City of Chicago Stationary Engineers License.

Computer skills required: Internet Software; Spreadsheet Software (Excel); Word Processing Software (Word); Electronic Mail Software (Outlook); Presentation software (PowerPoint); and Computerized Maintenance Management Systems (CMMS).Other skills required:

Post-secondary training in other building systems, mechanical or electrical trades.Comprehensive knowledge of the practices, tools, equipment, and materials used in general maintenance, construction, and repair work.Comprehensive knowledge of the crafts and trades used in building maintenance, construction, and repair work.Advanced knowledge of occupational hazards and safety precautions associated with the mechanical and building trades.Skill in estimating, planning, organizing, and supervising general construction and maintenance work.
