Position Summary

Evergen Equity is seeking a highly skilled and experienced Senior Asset Manager to join our real estate

investment firm. As an Asset Manager, you will play a crucial role in overseeing our real estate investments

and maximizing the value of our commercial real estate portfolio. This position offers an opportunity to work

in a dynamic and growing company with exposure to various property and partnership types.

Evergen Equity is a firm focused on multigenerational private real estate investments on behalf of our

separately managed accounts for family offices and accredited investors. We build out a bespoke real estate

allocation strategy on an individualized, holistic basis in order to optimize wealth preservation and minimize risk.

Key Responsibilities

Portfolio Oversight and Management

  • Execute comprehensive asset management strategies for both joint venture and direct
  • investments.
  • Monitor and analyze property performance to identify opportunities and risks.
  • Conduct property visits to proactively manage and facilitate strategy execution and ensure
  • properties are maintained at or above company standards.
  • Provide support on acquisitions and dispositions, including coordination with vendors.

Financial Analysis

  • Conduct financial analysis, including financial statement and budget reviews, to optimize
  • property performance and investor returns.
  • Collaborate with internal teams to evaluate and implement strategies to enhance property
  • value and achieve financial objectives.

Budgeting and Forecasting

  • Prepare annual property budgets and forecasts for direct investments and collaborate with
  • joint venture partners on partner investments, ensuring alignment with investment
  • objectives.
  • Monitor and report on budget variances, implementing corrective actions as necessary.

Reporting, Communication, and Relationship Management

  • Provide regular and ad-hoc reporting to internal and external stakeholders, communicating
  • property performance and strategic recommendations.
  • Cultivate and maintain strong relationships with tenants, vendors, joint venture partners,
  • and other stakeholders.
  • Act as a liaison between internal teams and vendors, tenants, and joint venture partners to
  • ensure alignment on goals and expectations.
  • Address inquiries and concerns in a timely and professional manner.

Asset Enhancement

  • Oversee value-add initiatives, capital improvement projects, and repositioning strategies to
  • enhance property performance.
  • Collaborate with internal teams to assess and execute redevelopment opportunities and
  • coordinate with lenders for draw processing.

Lease Management

  • Evaluate and audit onsite operations processes for leasing and collections.
  • Support lease negotiations, renewals, and tenant relations to maximize occupancy and
  • rental income.

Risk Management

  • Identify and mitigate potential risks associated with the portfolio, including tenant defaults
  • and regulatory requirements.
  • Develop contingency plans and risk mitigation strategies to safeguard investment interests.

Additional ad-hoc projects and requests as needed

Essential Knowledge, Skills, and Abilities

  • Minimum of 3 years of experience in real estate.
  • Bachelor's degree preferred.
  • Proficiency in Microsoft Office.
  • Excellent analytical skills and attention to detail.
  • Strong financial and analytical skills.
  • Strong communication and interpersonal skills to collaborate with cross-functional teams, vendors,
  • tenants, and external partners.
  • Ability to work in a fast-paced environment, prioritize tasks, and meet deadlines.
  • Self-motivated with a strong work ethic and the ability to work independently as well as part of a
  • team.
