McDowell Housing Partners is looking for a Development Associate to join our growing team. The Development Associate plays a pivotal role in the organization’s mission to provide high-quality affordable housing for families and seniors. This position is an integral member of the Development Team and will work on all aspects of the development process at the direction of the Director of Development and in concert with the Design, Construction, Finance and Acquisitions teams.

Qualifications & Requirements:

· A minimum of two years ofexperience is required in real estate development and/or project management in a discipline such as planning, civil engineering, architecture, construction, land development or another related field.

· Must possess a strong interest in real estate development and affordable housing, curiosity to learn and a tireless work ethic.

· Must possess excellent verbal and written communication skills and demonstrate an aptitude for organization.

· Must have the ability to multitask and meet deadlines in a fast-paced environment.

· Must be able to utilize creativity and resourcefulness to resolve issues that arise during the development process.

· Must be a team player with the ability to build and maintain relationships and rapport with local governments, vendors, industry professionals and your peers throughout the organization.

· Must have proficiency with Microsoft Excel, Word and Power Point with the ability to learn and implement new software and technologies quickly.

· A master’s degree is preferred but a bachelor’s degree with experience in civil engineering, entitlements and permitting, construction, urban planning or architecture will be considered.

General Responsibilities:

• Assist senior development staff throughout the project development process, including project management organization, site selection, feasibility analysis, financing applications, due diligence, vendor procurement, permits and entitlements, construction and closing coordination.

• Identify and research potential development sites under the direction of senior development and acquisitions staff.

• Research land development and zoning codes, local entitlement and building permit processes and other public approvals. 

• Perform project analysis during the pre-development phase (i.e. rent/income rates and trends, construction cost, operating expenses, occupancy rates, utility provider and allowance information, etc.) 

• Assist in developing and refining project budgets and critical path timelines.

• Solicit and assess proposals for various professional deliverables, including but not limited to, surveys, geotechnical reports, market studies, appraisals, environmental reports, specialty engineering contracts, etc.

• Coordinate and complete due diligence items and manage closing checklists with various financial partners on assigned developments. 

• Coordinate project reporting and update project tracking software and various databases.

• Other tasks and responsibilities, as may be assigned by MHP management.
