Job Summary:
A Commissioning (Cx) Specialist- MEP primarily develops and executes a commissioning plan that effectively authenticates the operation of building systems and equipment in accordance with designer plans, specifications, engineered documents, and owners’ requirements. In practice, the commissioning process is the integrated application of a set of engineering techniques and procedure to check, inspect and test every operational component of the project from individual functions up to complex amalgamations. The role also includes troubleshooting, QA/QC of engineered drawings and specification, research/investigation, field survey, and report writing for tasks related to design and functionality of various system types.
Responsibilities:
- For routine projects, develops the Cx plan, including identifying team roles and responsibilities, defining commissioning scope, setting the commissioning schedule and process, preparing the prefunctional checklists, and creating the testing scripts for each system and component.
- Organizes and leads the Cx plan review meetings to ensure an efficient Cx process.
- Carries out the Cx plan and testing procedures to effectively verify that the operation of the building MEP systems meets the requirements of the project requirements.
- Creates the Cx action log. Communicates open items with the applicable project team member.
- Prepares the Cx report that accurately documents the Cx process.
- When included in our scope of services, performs troubleshooting and diagnostics to identify the root cause for malfunctioning systems and equipment.
- Adds value to contractor-led training sessions by providing additional insights and clarification in the sessions.
- Travels locally and out of town, sometimes on limited notice, when required by the project.
You Will Need to Have:
- Associate or bachelor’s degree from an accredited university or college with related experience and/or training required.
- At least 5 years of related building systems industry experience
- Ability to read and interpret documents such as construction plans, safety rules, operating and maintenance instructions, and procedure manuals.
- Strong communications skills required; speak effectively before groups of customers, contractors, or employees of organization.
- Detailed analytical skills to review building automation graphics, troubleshooting equipment issues, and documentation skills.
- Ability to work as part of a team yet function independently with minimal management.
- Must have a collaborative approach to resolving issues.
- Knowledge of Mechanical, electrical, fire protection, plumbing systems (MEFP)Design construction codes, and Building Automation Systems (BAS)
We Prefer that You Have:
- Professional Certifications such as CCP, ACP, CxA or BCxP
- LEED Accreditation desired
- The use of current technology, including hardware and software applications related to Cx and management of Cx (e.g. Office 365, Acrobat/Bluebeam, CxAlloy, and various construction management platforms such as Procore or PlanGrid)
