Director of Preconstruction - Multifamily & Commercial

Title: Director of Preconstruction (Multifamily & Commercial experience required)

Location: Miami, Florida

Compensation: $130,000 to $180,000 (DOE) + bonus + additional benefits.

Irving Knight are partnered with a leading commercial general contracting firm looking to add a Director of Preconstruction to lead their estimating department on projects across Florida. You will be responsible for all estimating, budgeting, and planning activities and leading projects from preconstruction to completion.

Key Responsibilities:

• Lead Preconstruction Efforts: Oversee all aspects of preconstruction, including estimating, budgeting, and scheduling, to ensure projects meet financial and timeline goals
• Develop and Manage Estimates: Prepare and manage detailed estimates, bid packages, and budgets for multifamily and commercial projects
• Collaborate with Stakeholders: Work closely with clients, architects, engineers, and project teams to review project scopes and identify cost-saving opportunities
• Risk Management: Identify and mitigate potential risks in the preconstruction phase, ensuring projects are set up for success from the start
• Vendor and Subcontractor Relationships: Build and maintain strong relationships with subcontractors, suppliers, and other partners to ensure competitive pricing and high-quality work
• Market Analysis: Stay up-to-date on industry trends, material costs, and market conditions to ensure accurate and competitive estimates
• Team Leadership: Mentor and develop preconstruction staff, fostering a culture of accuracy, efficiency, and collaboration

Must have requirements:

• Experienced estimating multifamily residential projects valued north of $100M
• Experienced estimating commercial projects including: healthcare, hospitality, and educational projects
• Experience leading and managing teams of estimators
• Deep foundation experience required
• Experience with Owner Contracts, inclusive of AIA 102, 201 and Consensus 500
• Experienced with CM Delivery Method, IPD experience highly preferential
