Senior Underwriter & Team Leader - Real Estate

Siemens Financial Services Inc (SFS), Project Structure Americas (PS-AM) Structured Finance (SF) team is hiring a Senior Underwriter & Team Leader - Real Estate who will be responsible for end-to-end new business analysis and execution of healthcare real estate transactions, while reviewing and approving new transactions using sound credit and structure analysis for a team of risk management underwriters.

The Team Leader serves as the primary risk management expert within SF for all matters relating to health care real estate transactions. The candidate will have knowledge and understanding of healthcare real estate industry drivers and issues, and experience working with financial equity sponsors, financial advisors and brokers in highly structured commercial loan transactions.

The Team Leader will provide leadership and personnel management to a team of risk managers and be responsible for managing the adherence to all mandated SFS Credit Policies and Guidelines in the credit and structure analysis of prospective new transactions.

Essential Job Functions (necessary to perform job):
• Strong supervisory, mentoring, training and management experience.
• Develop risk team members professionally and promote a life-long learning culture.
• Excellent analytical skills in commercial loan transactions, with an emphasis on healthcare commercial real estate. Ability to assess hybrid opportunities that evaluate underlying tenant cash flow as well as real property valuation.
• Extensive healthcare industry sector expertise with a strong understanding of all key industry risk drivers; including construction, asset appraisals, operations and maintenance, counterparty, contractual agreements, sponsor/equity, and market risks.
• Excellent ability to understand and interpret highly technical data and information, with the further ability to present the information in a clear, concise and non-technical manner to allow approval authorities to be able to efficiently reach a decision on prospective financing requests.
• Excellent cash flow modeling skills, including the ability to appropriately build and sensitize financial models. Strong ability to analyze and interpret cash flow model data. Appropriately analyze all projection assumptions and justifications. Conclude if projections are realistic and the ability for the borrower to attain projected results; Experience with corporate cash flow modeling is preferred.
• Lead deal packaging / submittal process by authoring and reviewing credit reports and other appropriate underwriting documents for presentation to the appropriate lending authority committee.
• Ensure all SFS risk management guidelines are adhered to and exceptions documented.
• Excellent verbal and written communication skills.
• Read and negotiate loan documents and loan terms with SFS borrowers
• Assist in the oversight of the documentation/contracting and funding/booking processes, including resolving any open items and ensuring all credit conditions are satisfied prior to funding.
• Be responsive and provide ongoing support to the sales, marketing and business development personnel, as well as risk team direct reports.
• Develop strong working relationships with other operational disciplines (Legal, Loan Operations, Asset Management, Collections, Tax, Accounting).
• Attend industry seminars and courses focused on credit skills, financial statement analysis, portfolio management, healthcare and commercial real estate industries.

You will win us over with these qualifications:
• 10 years underwriting and portfolio management experience in commercial loan transactions, with minimum 5 years' experience in commercial real estate credit analysis and portfolio management
• Minimum 3 years of prior management or supervisory (formal or informal) experience preferred.
• Demonstrate a comprehensive overall knowledge of credit, audit, and portfolio management as well as a general understanding of new business development and loan administration
• Excellent verbal and written communication skills including ability to interact effectively with all levels of management and in managing a team of risk management professionals.
• Demonstrated experience negotiating, underwriting, and closing commercial loans used for acquisition and construction transactions. Commercial real estate transactions are preferred.
• Minimum 4-year college degree with a focus on Finance, Business Administration or Accounting.
• MBA preferred or sufficient additional industry experience.
• Completed formal bank credit training program.
• Ability to travel 15-20%

  • The pay range for this position is $175,210 - $300,360 plus incentive. The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications, and premium geographic location.
