At Legacy South, we are committed to building not just homes, but the foundations for lasting memories and thriving communities.We are seeking an experienced and detail-oriented Estimating and Purchasing Agent to join our team. This role will be instrumental in ensuring cost-effective and timely procurement, contract management, and rebate submissions for our new home construction projects.Key Responsibilities:Cost EstimationPrepare comprehensive and accurate labor/material take-offs for new home builds, based on design plans and upgrade options.Utilize takeoff software and tools to improve process efficiency and precision.Ensure all aspects of the base design package, upgrades, and customizations, including finishes and structural modifications, are accounted for.Bid Package & RFPsCreate detailed bid packages with scope requirements, base home specifics, and upgrade options.Initiate and manage Requests for Proposals (RFPs) for all trades and projects.Organize and distribute responses to Requests for Information (RFIs) from subcontractors and vendors.Review and level proposals to ensure all project requirements are included.Communicate with trade partners to clarify scope and align bid submissions with project goals.Estimate CreationOrganize and input Buyout Tracker Option Codes for unit-specific estimates (PRPs).Manage the creation of unit-specific PRPs once options addendums are finalized.Purchase Order & Contract MaintenanceAlign purchase orders and contracts with project needs, budgets, and timelines.Develop and maintain contract templates and project-specific exhibits.Assist in assembling contracts for review and approval by the Purchasing Manager.Manage subcontractor/vendor agreements and track contract execution.Create and update purchase orders for new projects and change orders.Maintain a master pricing catalog to ensure current pricing is reflected.Rebate SubmissionsTrack and maintain vendor partnership rebates.Submit closing reports for rebate submission.Track rebate payments for all vendor partnerships.Qualifications:Bachelor's or Associate's Degree (or equivalent experience)Experience in Residential or Commercial ConstructionExperience in managing vendor relationshipsStrong relationship-building skillsNegotiation skills and experienceStrong Microsoft Word and Microsoft Excel experienceSmartsheet experience is a plusAbility to read and understand Civil and Architectural drawingsCritical thinker with strong problem-solving and research proficienciesExcellent verbal, written and interpersonal communication skillsAbility to gather data and convert it into meaningful analysisSolid organizational skills and detail orientedAbility to multitask, work under pressure, and meet strict deadlines
