New Albany Housing Authority has an immediate opening for an Occupancy Specialist.

Job Summary : Assists Site Manager by performing clerical and technical functions of public housing management, to provide eligible families and individuals with quality affordable housing, assist residents to achieve independence, revitalize the community and provide a suitable environment for all that we serve.

Essential Duties : Performs basic bookkeeping by maintaining individual tenants accounts receivable. Conducts annual, interim and special reviews of tenants, household composition and income. Computes rent aligned with resident's income. Contact or refer to manager delinquent tenants to resolve the payment of account, referring them to agencies when needed. Verifies resident information by contacting employers, public and private health and welfare agencies, etc. to confirm data. Generates work orders for maintenance at either tenant request, management request or personal observation.

Education: Associate degree (A.A.) or equivalent from two-year college or technical school or two years of related experience and/or equivalent combination of education and experience.

Required Skills: Knowledge of Tenmast accounting software preferred. Knowledge of MS office applications required. Public Housing Management certification preferred. Knowledge of public housing regulations, familiarity with reading and interpreting occupancy guidelines, ability to establish and maintain working relationships with residents, the general public and co-workers required.

Abilities: To read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. To write routine reports and correspondence. To speak effectively before groups of customers, employees or organizations. To calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and areas. To apply concepts of basic algebra and geometry.
