The SENIORMULTIFAMILY CONSTRUCTION MANAGER position will lead a team responsible for multi-disciplined real estate projects (new construction) for owners of the assets and their investors. The Senior Construction Manager will have direct accountability for project delivery.
The project is 1000+ Units of Multifamily and “attached” product. Stick frame/podium.
A PROJECT LIST IS REQUIRED WHEN SUBMITTING RESUME
ESSENTIAL DUTIES AND RESPONSIBILITIES
Manages all facets of project management, budget, schedule, procurement, quality & risk, including planning, design, construction, occupancy and closeout.
Demonstrates capability to read, understand and apply standard to complex documents affecting real estate projects, including but not limited to: architectural drawings and plans, agreements/contracts, leases, work letters, 3rd party consultant reports, surveys and civil drawings.
Contract all consultants needed to execute the project including physical due diligence consultants, civil engineer, structural, MEP engineers, ADA/FHA consultants, waterproofing/envelope consultant.
Provide feedback to design team at various plan stages to facilitate owner input. Lead internal meetings at schematic and design development stages to ensure design is effectively communicated to each team.
Interfaces directly with Managing Director as well as consultants to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
Assist in all aspects of pre-development for projects including physical due diligence (survey, environmental, geotechnical) planning design and construction.
Maintains effective communication with municipalities. Monitors all changes in policies affecting projects. Creates and executes a plan to address changes and requests with updates and reporting to those involved in the project. Ensure that all permits required to perform the work are issued.
Identifies project delivery resources from pre-qualified lists or through individual project qualification process; prepares and executes request for proposals; completes bid analysis; leads evaluation interviews, recommends resources for final approval.
Review and approve monthly applications for payment to subcontractors.
Leads project delivery resources/team providing project guidance and direction to achieve project goals.
Implements communication plan for meetings and written reports/meeting minutes. Facilitates project meetings.
Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
Communicates with all disciplines, tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget and schedule.
Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
Demonstrates ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
Demonstrates a knowledge of projects & project management within the context of business results (business case, larger economic implications, business risk, etc).

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study OR relevant experience. Minimum five years of related experience and/or training
Full lifecycleMultifamily experience is required.
PREFERENCE for LOCAL EXPERIENCE (Denver Metro)
Due to the size of this project, there is a preference for candidates with local experience and a network and relationships with local subs. Qualified candidates from out of area are also invited to apply.
COMMUNICATION SKILLS
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports. Ability to make effective and persuasive presentations on development/construction topics.
FINANCIAL KNOWLEDGE
Requires general knowledge of financial terms and principles. Ability to thoughtfully forecast and prepare budgets incorporating research of items addressed. Conducts financial/business analysis including the preparation of reports.

Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, contracts, and construction practices.
SCOPE OF RESPONSIBILITY
Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Always mindful that oversights, errors in judgement lack of consideration for the big picture may cause long-term impact to the project.
COMPENSATION
Base Compensation is between $175k-$200k Bonus programs will be discussed with qualified candidates.
