Under the management of the Director of Buildings and Grounds, this hands-on position schedules, supervises, and works alongside the NCS maintenance staff, coordinates maintenance projects, cares for and keeps the proper operation of all Northern Children’s Services facilities. The Maintenance Supervisor prioritizes, coordinates, and completes projects from the work request database, B&G Checklists, assignments from Director of B&G, emergency needs, and all other necessary tasks.
ESSENTIAL FUNCTIONS OF MAINTENANCE SUPERVISOR
- Coordinate and perform hands-on maintenance work.
- Effectively supervise all maintenance staff and coordinate work projects to address needs and ensure that the buildings and grounds follow all applicable regulations and established agency standards, policies, and procedures.
- Work alongside and communicate with NCS custodians and security staff.
- Develop, coordinate, and supervise overall corrective and preventative maintenance programs. Complete all projects on time and within budget.
- Conduct and record monthly drills, inspections, and reports.
- Ensure that projects are developed to maintain the campus in clean and presentable condition.
- Complete projects that are not contracted to outside professionals using highest posable standards.
- Review the functions and performance within the department to ensure adequacy and conformity with all regulatory requirements.
- Prepare and submit reports and paperwork as required in a timely manner.
- Remain current regarding technical systems maintenance requirements.
- Performs other duties as assigned.
- Working knowledge of building trades including HVAC, boilers, plumbing, electrical, wall repair, painting, carpentry, roofing, landscaping, snow removal, monitoring systems, etc.
- Skilled in painting and wall repair.
- Organize and prioritize work projects and focus on the details.
- Work independently and cooperatively as part of a team and the leader.
- Supervise staff and communicate effectively with upper management.
- Communicate and interact with all staff and residents.
- Ability to read and understand regulatory policies including fire, safety, and sanitation regulations.
- Must be timely and reliable.
- Ability to prepare and monitor budgets
Education:
- High School Diploma or equivalent required.
- Technical Training required.
- Minimum five years' experience working in the maintenance field.
- At least three years management and supervisory experience.
- Excellent working knowledge of buildings and grounds maintenance.
- Skilled in Painting and Wall Repair.
- Knowledge of building trades including HVAC, boilers, plumbing, electrical, wall repair, painting, carpentry, roofing, landscaping, snow removal, fire monitoring systems, etc.
- The physical demands for hands-on technical and professional work described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. - Travel is required for this position.
- Ability to walk up and down stairs, climb ladders, must be comfortable on roofs.
- Ability to repeatedly lift 50 pounds, move furniture, and lift lumber.
- Ability and willingness to train coworkers in new skills.
- Ability to operate a calculator, computer, internet database, email, phone, and text.
- Must maintain clean and presentable attire
- Occasional weekend, and after-hours emergency response work required.
- Must pass FBI, background, and fingerprint checks.
- Work is Monday – Friday with frequent weekends and after hours as needed.
- Current valid driver’s license. Travel is required through the five-county area.
