POSITION SUMMARYWe are in search of someone with your talent to manage our community, The Collection, located in the charming Historic Distict of Richmond, VA! Under the direct supervision of the Regional Property Manager and Vice President of Asset Management, the Property Manager is responsible for the efficient management of Priderock’s residential properties. The Property Manager has responsibility and oversight of the total on-site operations of their assigned community including meeting goals and objectives, supervising, training, and mentoring staff, handling resident relations, and overseeing maintenance.

MAJOR GOALS AND RESPONSIBILITIESPrepare an annual operating budget, collect all possible income, and control all expenses within the guidelines of the budgetHiring, training, evaluating, motivating, and supervising all on-site AssociatesAll on-site leasing responsibilitiesPresent lease and lease renewals at the highest possible rental ratesComplete market surveys and maintain a current knowledge of the local marketGrow the market rents at your community in excess of the competitionAll on-site accounting functionsReview and analyze monthly statements and report any varianceResponsible for all advertising and promotional activitiesPromote and uphold the Company values related to customer serviceContinually inspect the community and implement an ongoing maintenance and improvement planForward all government notices/letters to Corporate Accounting Department immediatelyThorough knowledge of the on-site computer systemsUpholding all Company policiesMay be asked to assist with other propertiesAll other projects and duties as assigned

The position will perform all duties in compliance with federal and state laws pertaining to the Apartment Industry and Fair Housing.

QUALIFICATIONSKnowledge of the real estate industryPrior experience as Property Manager 2+ yearsPrior Yardi experience requiredIntermediate Excel skills and knowledge of MS Office requiredStrong commitment to Company goals and valuesSelf-starter, self-motivator, leader, trainer, organizer and plannerAbove par communication and listening skillsBe committed to the success of each Associate as a member of the teamExcellent people skillsExcellent marketing skillsCollege degree preferred, not required
