We are seeking a highly motivated and organized individual to join our team as an Assistant Property Manager. In this role, you will be responsible for assisting the property manager in overseeing the day-to-day operations of our properties, as well as representing the company in eviction court proceedings and managing the collections team. The ideal candidate will have a strong background in property management, excellent communication skills, and the ability to thrive in a fast-paced environment.
Job Duties include but are not limited to:
Property Management Assistance:* Conduct routine property visits to ensure full operational functionality and safety of all aspects of the premises.* Perform regular visual inspections of grounds, buildings, and individual apartment units.* Address minor general maintenance tasks promptly, such as replacing light bulbs and other minor repairs.* Proactively identify and resolve maintenance issues and concerns as they arise.* Perform lease renewal inspections.* Attend regular meetings with the Property Management Team to discuss property status and ongoing projects.* Occasionally meet with tenants to address inquiries or concerns.* Serve as a liaison between tenants and the Property Manager, facilitating communication, providing portal training, overseeing collections efforts, and posting notices as needed.* Report lease violations, such as unauthorized pets, to the Property Manager for appropriate action.* Handle tenant disputes as they arise, ensuring compliance with lease agreements and applicable laws.* Assist the Property Manager with general errands and administrative tasks as required.* Ensuring compliance with all Landlord and Tenant laws, code, and ordinance.* Adhere to all policies and procedures in the company policy and procedures manuals.
Eviction Court Representation:
* Represent the company in eviction court proceedings, including filing necessary paperwork, attending hearing, and advocating for the company's interests.* Work closely with legal counsel to ensure compliance with all applicable laws and regulations regarding evictions.* Maintain accurate records of eviction cases and communicate updates to our team and legal counsel.Collections Team Management:* Supervise the collections team and oversee the collection of rent and other outstanding balances from tenants.* Monitor collection activities and ensure compliance with company policies and procedures.
Special Requirements:
Physical Demands: * The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The employee may occasionally be required to climb. Employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
Attendance/Travel: Regular attendance is required.
Essential Functions: Skills include an excellent ability to address the needs of residents, prospects, and vendors.
Other essential skills include but are not limited to: * Handle high stress situations effectively * Exhibit strong leadership skills * Excellent communication skills * Administrative and organizational skills * Time management skills and ability to prioritize wisely * Customer service orientation * Knowledge of state law as it relates to fair housing.
Qualifications:
Computer Skills: * Intermediate computer and Internet knowledge * Intermediate knowledge of MS Word, Excel, and Outlook *
Prefer knowledge of the following software programs: Propertyware
Education: * At least a high school education or equivalent is required * CPM, CAM, RMP, or CMCA Certifications are preferred but not required * Accurately perform intermediate mathematical functions Minimum of two years' experience in the Multifamily Industry is preferred.
