Req #98Position Overview : The Property Marketing Manager is responsible for the development, implementation and evaluation of the marketing program and annual marketing plans for Alexander & Baldwin’s Oahu neighborhood shopping centers and other assigned properties. This role oversees the shopping centers’ events and promotions, advertising, branding, budget planning, expense management, social media, online marketing, tenant and community relations, and vendor management. Additionally, the Marketing Manager conducts market research, analysis of tenant sales data and foot traffic, and prepares reports to assess the effectiveness of marketing efforts.As an integral part of the Property Management team, the Marketing Manager serves as a key resource to tenants and acts as an ambassador, fostering relationships with community partners. This position reports to the Vice President, Marketing & Communications and supports corporate initiatives and special events.Salary range : $63,124 - $90,000The actual base pay offered to a candidate will depend on factors including but not limited to qualifications, skills, education, and experience. Base pay is just one component of our total rewards package offered to employees. In addition, A&B provides a variety of other employee benefits and rewards for eligible jobs, including short and long term incentives.Key Duties and ResponsibilitiesMarketing Program Management : Develop and execute shopping centers’ marketing plans to support strategic goals, leveraging consumer research to drive foot traffic and tenant sales.Budget Oversight : Manage marketing budgets for each center, ensuring fiscal responsibility and alignment with strategic priorities.Event & Promotion Execution : Plan and coordinate events, promotions, activations, and communications. Responsibilities include developing concepts, managing logistics, coordinating vendors, organizing entertainment, engaging tenants and sponsors, securing permits, and fulfilling contract and insurance requirements. This role requires hands-on involvement in event setup and teardown, including arranging fixtures, equipment, and décor, and ensuring materials are in place. Oversee all physical aspects of events, from layout and staging to working with vendors on logistics and site setup to ensure a seamless execution.Tenant Relations : Build strong relationships with tenants to drive sales and coordinate participant in center initiatives, while managing tenant engagement opportunities (e.g., meetings, appreciation events, newsletters, and other marketing-related communications).Advertising and Digital Media Management : Oversee property advertising, including broadcast, radio, print, social and digital media, and website initiatives, and oversight of third-party consultants.Marketing Collateral Development : Create and distribute marketing materials, including ads, newsletters, event calendars, and other promotional content. Ensure all in-center signage and promotional collateral align with brand guidelines.Community Engagement : Engage with community partners and collaborate with property managers on the center’s role in community activities.Performance Metrics and Reporting : Track and report center-specific metrics, including social media engagement, email and website analytics, market trends, tenant sales data, and foot traffic.Market Intelligence : Maintain detailed knowledge of trade areas, competitor properties, and market demographics to inform marketing activities.Ancillary Opportunities : Support execution of ancillary income opportunities for centers.Leasing Support : Assist with leasing-related marketing activities, including compiling market information and creating sales materials.Additional Responsibilities : Take on special projects as directed by the Vice President, Marketing & Communications. Adhere to corporate policies and procedures for events, programs, and communications. Provide operational support to the Property Management team as needed. Regularly update the Vice President and Property Management team on the progress of ongoing initiatives.Working ConditionsThis position is primarily administrative-based but requires in-person outdoor work at properties for events, promotions, and meetings, which includes lifting and moving event equipment, setting up and dismantling fixtures, and standing or walking for extended periods. Candidates should be able to lift up to 25 pounds, work outdoors in various weather conditions, and be comfortable with hands-on, physical labor in a fast-paced environment.
