The Opportunity

As the Turnkey Project Manager this individual will be responsible for planning, directing and coordinating the activities of designated projects to ensure that the goals or objectives of the project are accomplished within the prescribed timeframe and funding parameters. Must be detail and customer service oriented and have excellent organizational skills. Position requires a high-energy level, team-oriented, profit-driven, and customer-driven individual who can maintain a sense of urgency and communicate professionally and effectively with the Sales Teams, Customers and Manufacturers to ensure timely completion of assigned projects while maintaining customer satisfaction. Must be able to work well with others in a fast-paced & high volume environment.

Provides work direction to subcontractors, technicians, designers, and administration as necessary.Plan, organize, manage and execute turnkey projects and controls installations in all areas of responsibility from start to successful completion including compliance with plans and specifications, safety, within scope and within budget of the contract, on-time, materials procurement, billing and collection.Develops qualification packages for competitive bid projects with input from Sales team and Sr. PM as required.Performs detailed review of project plans and specifications for assigned projects.Develops RFI (Request for Information) based on drawing and specification review, present RFI's to sales team and GC/Owner as required.Develops project schedules using input from GC, Owner and subcontractors. Executes according to plan for assigned projects.Coordinates the required resources to ensure tasks are done accurately, on-time, billed, within budget and within scope of the contract.Develops and evaluates the contractual scope of work.

Actively pursues additional work through change orders.Helps prepare and approves cost estimates, contract terms & conditions, and technical responses to client requests for bid/proposals.Communicates both technical and business-related issues with the clients.

Reviews and approves equipment selections and Submittals to be ordered, ensuring all meet contract requirements.Coordinate equipment/material deliveries, responsible for equipment inspections upon delivery. Report any damage immediately.Schedule equipment and materials to be procured for the projects assigned.Coordinates all subcontractor work from outside vendors and suppliers, mechanical, controls and electrical subcontractors including scope, terms and conditions.Review all subcontractor equipment and or material submittals ensuring all meets contract requirements.Represents Texas Air Systems as one of the primary on-site leaders for execution of teams on assigned projects.Manages risk and establishes project recovery plans, when required. Resolves disputes with minimal need for escalation.Generate Schedule of Values for TAS contract to present to Customer/Owner for approval.

Review and approve subcontractor Schedule of Values.Review and approve subcontractor invoicing, release inside sales to pay.

Ensures project document controls/deliverables follow contract requirements and Standards.Ensures control technicians complete the loading, device verification, and commissioning of all system controllers.

Drive controls pre commissioning process and participates in final commissioning with CXA.Validates complete system functionality and troubleshoots problems with subcontractors and other trades to ensure proper operation.Requests and reviews project as-build and commissioning documentation.Assist installers with interpretations of electrical and controls drawings, assist in controls wiring termination process as required.

Utilizes project management software to punch assigned projects and coordinate subcontractors to complete required punch list items.Participate in GC and Owner punch walks for assigned projects.Assembles IOM (Installation Operations and Maintenance) files adhering to contract requirements for delivery to GC/Owner.Develops warranty files for GC/customer and ensures proper execution of warranty.Develops and maintains viable long-term relationships with contractors, clients, consultants, engineers and subcontractors. Attends job progress meetings as required.Administers warranty process. Evaluate all warranty requests, coordinate any necessary resources to resolve warranty claim.Serve as a resource for customer/owner through continuing training and assists in systems troubleshooting after project close out.Ensures all job-site personnel and subcontractors adhere to all safety standards including internal safety programs and OSHA requirements.Comply with project contract including legal notifications, administration, change order procedures, billing, contract schedules, claim procedures and other contract requirements.Manage multiple projects on an ongoing basis and available to walk job sites as needed.Communicate with owners, architects, MEP Consultants and General, Mechanical and Electrical Contractors, and owners during all phases of the project.Protect and mitigate liabilityReview labor, material cost plans and specifications for work performance.Support and participate in company safety training & programs.Read, understand and interpret building plans & specificationsDevelop and grow relationships with customers, contractors, project engineers and manufacturersReview and verify project requirements, constraints, and sales team responsibilities to meet all of the customer's system design, installation and maintenance expectationsInvestigate concerns, implement corrective action and communicate with customers and co-workers as necessary to maximize customer satisfactionEffectively communicates to Leadership team and makes presentations as to how the project is developing.Qualifications

The Required Profile

Bachelor's degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management, Architecture or related field, or equivalent work-related experienceMinimum 5+ years of experience in the HVAC, estimating, engineering, construction management or contracting environmentProject management experience with large mechanical projectsManagement experience with projects related to HVAC equipment; preferably with large central plants (chillers, boilers, etc.)Demonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience.Proficient skills in in MS Office (Excel, Word, PowerPoint), project management software (PlanGrid, BIM360, Procore)Experience in dealing with a large and diverse number of simultaneous challenges, requiring knowledge of many different disciplines and systems preferred.The ability to obtain and maintain background check for access into primary schools, universities, etc.

OSHA 30 certification.CPR &First Aid Certification

Preferred: Experience working with HVAC control systemsPreferred: Experience reading and interpreting plans and specificationsPreferred: Experience working with large chiller projects (2,000 tons or larger)

Environmental Requirements

Will be required to work in an office environment and possibly, occasionally in the field.

Physical Demands

While performing the duties of this job, the employee is regularly required to use hands to operate computer keyboard and telephone, reach with hands and arms. The employee frequently is required to stand, walk, and sit. The employee is occasionally required to climb or balance and stoop, kneel, crouch, or crawl. The employee must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
