Summary :

The Community Investments Analyst is a professional position that supports the Community Investments department in making affordable housing, economic, and community development investments. The position plays a key role in supporting department staff in a broad array of tasks related to a pipeline of community investments.

SPECIFIC RESPONSIBILITIES:Assist department staff with review of prospective Low-Income Housing Tax Credit (LIHTC) opportunities including preliminary project intake, review of project proforma and tax credit application, information transfer into Evernorth proprietary syndication financial model, preliminary letter of interest generation, and responses to request for equity investment proposals.Provide support to department staff in the pre-closing due diligence, financial modeling, and underwriting of LIHTC and New Markets Tax Credit (NMTC) investments by:

Preparing initial due diligence checklists.Collecting, tracking, filing, and/or storing information and data from partners.Performing initial review of due diligence received, such as appraisals, market study, and environmental reports.Uploading information for file/information sharing with investors, project partners, and/or legal counsel.Preparing NMTC project summaries and initial Investment Proposal sections.Drafting legal intake forms and other duties as assigned.

Administration of various department reports, including working with directors and staff to confirm updates and data field population.Work with staff and other departments to manage a database of investments.Post-closing, assist department staff with project outcomes/impact data collection, analysis, and/or maintenance of files and data.Support the work of the Vice President of Community Investments to prepare reports.Assist in assembling Investment Committee and Board materials and serve as back up coordinator and scheduler of external investment committee meetings and note taker.Participate in Investment Committee meetings as required.Develop skills and knowledge of the LIHTC, NMTC, Evernorth proprietary syndication financial model, investment underwriting and closing process.Uphold corporate principles of respect, service, value, and partnership.Perform other tasks as reasonably requested by the Vice President of Community Investments and Directors of Community Investment.REPORTS TO:

EDUCATION, LICENSES AND/OR CERTIFICATIONS REQUIREMENTS:

Bachelor's Degree.Coursework in community development, real estate, or a related discipline desired.Valid Driver's License.Criminal background check.JOB KNOWLEDGE AND EXPERIENCE:

A minimum of one year of comparable experience in multi-family, affordable housing, community development, economic development, or real estate investment or finance.Interest or knowledge of affordable housing, community development, real estate, business lending, LIHTC, NMTC or other federal financing programs is preferred.Experience with complex financial modeling and assisting in the preparation of credit write ups and/or investment proposals of real estate or business transactions is preferred.JOB ESSENTIAL SKILLS:
